Real Estate Project Manager 2 - Mesa, AZ

Position Purpose
Support the Global Property department in delivering project and property management solutions that meet the company’s real estate and facility needs.


 What You Will Do
  • Lead end-to-end project management for new and renovated facilities, including major mechanical, electrical, plumbing, and structural system replacements.
  • Partner with internal teams and external partners (architects, engineers, contractors, suppliers) to plan, design, and execute projects.
  • Prepare and administer agreements with designers, consultants, and contractors.
  • Manage multi-disciplinary project teams and ensure successful delivery on scope, schedule, and budget.
  • Drive facilities readiness and support business continuity planning across business units.
  • Implement and maintain computerized maintenance management and building automation systems.
  • Establish and enforce contractor/vendor standards across the enterprise; audit for compliance.
  • Build strong relationships with business unit leaders; serve as primary point of contact to ensure objectives are met.
  • Develop and manage property-level operating and capital budgets, including forecasts, accruals, and variance analysis.
  • Inspect facilities and contractor work to ensure quality and adherence to standards and agreements.
  • Coordinate with Legal, EHS, Real Estate, Facilities, and operational teams to align project requirements.
  • Maintain awareness of leases, renewals, and obligations; support recommendations for continuous improvement.

 What You Will Bring
  • Bachelor’s degree in a related field or equivalent experience.
  • 5 years of experience in real estate development, design, construction, or related field.
  • Proven project management experience, including managing multi-discipline contractors.
  • Familiarity with facilities (buildings & grounds) maintenance operations.
  • Strong leadership skills with the ability to motivate and guide cross-functional teams.
  • Excellent negotiation, budgeting, scheduling, and reporting capabilities.
  • Customer-focused mindset with a strong commitment to internal stakeholder service.
  • Experience with commercial real estate development, leasing, design, and construction preferred.
  • Proficiency with Microsoft Office (Word, Excel, PowerPoint, Project).
  • Strong communication skills with the ability to read, write, speak, and understand English.

Job Description
Principle Duties and Responsibilities:Essential Functions:
  1. Provide all project management duties in the development of new and/or renovated facilities and the replacement of large mechanical, electrical, plumbing or structural systems .
  2. Assist in the preparation and administration of design, consultant and contractor agreements required. to implement Company real estate and facility requirements .
  3. Lead diverse, multi-functional teams in the design and construction of real estate projects, including but not limited to internal Company teams, third party project managers, architects, engineers, material testing agencies, general contractors and suppliers .
  4. Provide direction and assistance in development, maintenance, and implementation of business continuity plans for all business units. Also responsible for facilities preparation and recovery planning .
  5. Develop, monitor, and maintain computerized maintenance management and building automation systems .
  6. Develop and maintain the property, maintenance, and facility contractor/ vendor standards to be utilized throughout the Gulfstream enterprise including auditing of adherence to the standards .
  7. Provide recommendations to develop and implement continuous improvement strategy to mitigate risk and enhance operational procedures .
  8. Acts as primary contact with building occupants, particularly business unit leaders to ensure that objectives are being met; coordinate duties with Real Estate Group Manager .
  9. Implement the business plan at the property level including formulating and submitting monthly accruals, budget forecasts and reconciliation of actuals; provide explanations for variances and any proposed adjustments .
  10. Develop and manage the 5 year annual operating and capex budgets on an individual property and campus basis .
Additional Functions:
  1. Regularly inspect facilities, equipment, and meet with contractors, vendors, and suppliers to review quality of work and adherence to contractual requirements and standards .
  2. Maintain familiarity with all real estate and equipment leases related to renewals, notices, operating provisions, expenses, tenants use and landlords obligations .
  3. Provide recommendations to develop and implement continuous improvement strategy to mitigate risk and enhance operational procedures .
  4. Coordinate project management requirements with Legal, EHS, Real Estate and Facilities, as well as with operational groups .
Perform other duties as assigned.Other Requirements:
  1. Experience in development, leasing, design and construction of commercial real estate projects or related experience is preferred.
  2. Strong project management and personnel management skills required.
  3. Ability to motivate and lead multi-disciplinary project management, design and construction teams.
  4. Strong negotiation, budget and schedule management and reporting skills.
  5. Ability to effectively use MicroSoft programs including, but not limited to, Word, Excel, PowerPoint and Project.
This job requires one to be able to read, write, speak, and understand the English language.
