Who We Are

We are a leading commercial specialty contractor providing waterproofing, concrete restoration, façade restoration, masonry restoration, and building envelope services. Our team partners with commercial property owners, engineers, architects, and general contractors to restore and protect some of the region's most recognizable commercial buildings.

We are seeking a detail-oriented Takeoff Technician to support our Estimating Department by preparing accurate quantity takeoffs, organizing bid documents, and assisting estimators throughout the preconstruction process. This role is ideal for someone with commercial construction experience who enjoys working with construction drawings and contributing to successful project bids.

Position Summary

The Takeoff Technician is responsible for reviewing construction plans, specifications, and bid documents to perform detailed quantity takeoffs for commercial waterproofing, concrete restoration, façade restoration, masonry restoration, and building envelope projects. This position works closely with estimators, project managers, subcontractors, and suppliers to ensure accurate project quantities and timely bid preparation.

Essential Responsibilities
  • Review architectural, structural, and engineering drawings, specifications, and bid documents.
  • Perform detailed quantity takeoffs for commercial restoration and waterproofing projects.
  • Measure and quantify concrete repairs, waterproofing systems, sealants, expansion joints, masonry restoration, coatings, façade repairs, and related scopes of work.
  • Organize and maintain electronic project files and bid documentation.
  • Assist estimators with bid preparation, pricing worksheets, and proposal development.
  • Prepare Requests for Information (RFIs) when clarification is needed on project documents.
  • Coordinate with estimators to identify scope gaps, exclusions, and potential risks.
  • Update and maintain historical quantity databases and estimating records.
  • Participate in pre-bid meetings and site visits as required.
  • Coordinate with vendors and subcontractors to obtain material and subcontractor pricing.
  • Ensure all takeoffs are completed accurately and within bid deadlines.
  • Support continuous improvement of estimating processes and procedures.
  • Perform other duties as assigned.
Qualifications
  • Minimum of 2-5 years of commercial construction experience, preferably supporting estimating or preconstruction.
  • Experience with one or more of the following is strongly preferred:
    • Commercial Waterproofing
    • Concrete Restoration
    • Façade Restoration
    • Building Envelope
    • Masonry Restoration
    • Structural Repair
  • Ability to read and interpret architectural, structural, and engineering drawings.
  • Experience performing quantity takeoffs using digital takeoff software.
  • Strong mathematical and analytical skills with exceptional attention to detail.
  • Excellent organizational and time management skills.
  • Ability to prioritize multiple projects while meeting strict deadlines.
  • Strong communication and teamwork skills.
  • Proficiency with Microsoft Office Suite.
  • Experience using Bluebeam Revu, PlanSwift, On-Screen Takeoff (OST), STACK, Procore, Autodesk Construction Cloud, or similar takeoff software is highly preferred.
Education & Experience
  • Associate's or Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred.
