Job description

BKM Capital Partners is a growing firm and we are looking for hard-working professionals that want to grow with us. Located in our Miami Beach location, the Senior Acquisitions Associate will play an integral role by supporting the acquisitions team in the identification and analysis of investment opportunities. The Acquisitions Associate will report to the Associate Director of Acquisitions & Dispositions.

This role is 100% in-office due to the collaborative nature.

The Key Responsibilities:

  •  Market Coverage: Work with the Associate Director of Acquisitions & Dispositions to cover the Eastern US markets (South Florida, Central Florida, Atlanta, DC-Metro, New Jersey)
  • Business Plan Development: Identify the value drivers and create the strategy to deliver value-add returns.
  • Underwriting: Work across departments to create leasing, capital costs, financing, and exit assumptions.
  • Financial Analysis: Work with financial analytics team to assist in the financial analysis and underwriting of potential acquisition opportunities utilizing Excel and Argus software. Prepare cash flow models that will be utilized to value real estate investments.
  • Market Research: Provide research support utilizing online, internal and external resources. Data aggregation as well as assimilation will be required. Gather market research and stay current on industry trends. Maintain thorough market awareness in targeted markets through direct relationships including brokers, owners, institutional investors, and financial partners
  • Due Diligence: Work with the Transactions team to diligence potential acquisitions, reviewing third party reports, financing term sheets, leasing, closing costs
  • Transaction Execution: Preparing investment memoranda and investment committee memos for recommended acquisition opportunities.
  • Investor Relations: Answer investor underwriting questions and shepherd investors through their analysis of opportunities. Provide on-site property tours as needed.
  • Asset Management: Manage the transition of assets between the acquisitions and asset management team. Assist with portfolio performance reviews and monitor capital improvement progress. Make recommendations using Buy/Sell analysis
  • Dispositions: Assist in the disposition and recapitalization process including the review of underwriting and offering materials, responding to due diligence questions
  • Teammate: Train and educate new employees on the acquisition process and assist in the transfer of knowledge as the deal transitions through its lifecycle 

The Qualifications: 

  • Bachelor’s degree in real estate, finance, economics or other business discipline
  • 5+ years in acquisitions role within the Commercial Real Estate field
  • Knowledge of Eastern industrial markets; preferably in BKM target markets
  • Extensive experience in real estate acquisitions, including a proven track record of successfully identifying and closing investment opportunities
  • Advanced Excel capabilities (building and proofing financial models)
  • Highly proficient in Argus
  • Excellent written and oral communication skills
  • Strong organizational and administrative skills with keen attention to detail
  • Demonstrates a positive and team-oriented attitude
  • Ability to travel (approximately 10-20%) within the designated region
