Associate, Portfolio Management - Finance

Soni's client is seeking an Associate, Portfolio Management - Finance to support a high-performing portfolio management team responsible for complex fund and joint venture modeling, portfolio analysis, and strategic investment decision support. This is a highly visible role offering significant ownership, cross-functional exposure, and the opportunity to influence portfolio strategy within a dynamic real estate investment environment.
Responsibilities of the Associate, Portfolio Management - Finance:
  • Own, maintain, and enhance complex fund- and joint venture-level financial models
  • Build and maintain distribution waterfalls, preferred return calculations, promote/carried interest structures, and capital account models
  • Perform scenario, sensitivity, and attribution analyses to support portfolio management and investment decisions
  • Reconcile model outputs to operating performance, cash activity, debt balances, and investor reporting
  • Develop and maintain model governance processes, including version control, documentation, quality control, and reconciliation
  • Analyze disposition strategies and evaluate their impact on valuations, distributions, and portfolio performance
  • Partner with Asset Management, Investor Relations, FP&A, Acquisitions, Capital Markets, and Accounting to develop financial insights and recommendations
  • Prepare executive-level analyses and presentations explaining portfolio performance and key business drivers
  • Respond to ad hoc investor requests and provide strategic financial analysis to senior leadership
  • Identify opportunities to improve modeling efficiency and enhance reporting processes

Requirements of the Associate, Portfolio Management - Finance:
  • Bachelor's degree in Finance, Accounting, Economics, or a related field; CFA designation or progress toward CFA is a plus
  • 4-7 years of experience in real estate private equity, fund finance, investment banking, or private equity
  • Strong experience building and maintaining complex Excel financial models, including DCFs, fund models, distribution waterfalls, preferred returns, and carried interest calculations
  • Knowledge of GP/LP structures, joint ventures, capital accounts, and fund economics
  • Experience with variance analysis, attribution reporting, and scenario modeling
  • Strong understanding of financial statements and investment performance reporting
  • Advanced Microsoft Excel and PowerPoint skills
  • Excellent communication and presentation skills with the ability to interact across multiple business functions
  • Highly organized, detail-oriented professional who thrives in an ownership-driven environment
  • Experience with Python, Power Query, or SQL is a plus

Compensation: $140,000 - 150,000 + Bonus (Flexible to go higher based on market and experience)
