This position is a Full-Time | Salary | Full Benefits |Pay Range: $135,000 - $145,000 / Annual Salary, Plus Discretionary Bonus
What We Are Looking For: The Asset Manager will oversee the operations, investment performance, and strategic direction of a portfolio of company-owned multifamily assets that are either stabilized, under-renovation, or under-construction. This position is responsible for monitoring cash flow and income growth, oversight of the renovation and capital improvement programs, benchmarking, budget variance analysis, and operational reporting. Working with the Investment Management group and CONAM Senior Management, the Asset Manager will develop and set goals, and implement processes and procedures to maximize revenue and control expenses across the portfolio. This position will interact extensively with various departments within CONAM.
Key Responsibilities:
1. Asset Management
  • Maximize cash flow and property values by managing income, expenses, and long-term asset strategy within the framework of each investment objectives.
  • Proactively oversee the repositioning of value-add projects; collaborate with the Property Services and Development groups to effectively track and manage capex and renovation projects.
  • Collaborate with Property Management to develop annual business plans, operating budgets, and recommended strategies for each property to maximize value and meet investment objectives.
  • Review and analyze each property's monthly and quarterly financial and operational performance against budget and pro forma. Provide analysis of significant issues and recommendations to senior management.
  • Select and monitor the KPIs (key performance indicators) that define the investor's return and key asset controls.
  • Develop a thorough understanding of industry trends as well as the economic, supply/demand, and demographic drivers for each market.
  • Conduct on-site visits; collaborate with property managers, Development, and Property Services; review competitive projects.
  • Review contracts including purchase and sale agreements, financing documents, third party vendor contracts, and partnership agreements.
  • Calculate and recommend quarterly and annual investor distributions for each asset.

2. Communication
  • Reports to the Executive Vice President of Asset Management and communicates regularly with Senior Leadership Team, Equity Partners and Ownership Group.
  • Communicates directly with the Regional Vice Presidents, Regional Portfolio Managers, Area Managers, and Community Managers of CONAM owned assets.

3. All other duties as assigned to include driving as a core responsibility of the role.
Knowledge, Skills, and Abilities:
  • Bachelor's degree in Business or Finance required, MBA preferred.
  • At least 3 years of experience as an Asset/Investment Manager in Multifamily or relevant real estate industry experience.
  • Multifamily Asset Management experience strongly preferred.
  • Proficient in Microsoft Office (Outlook, Word, Excel, and PowerPoint).
  • Detail-oriented with strong analytical skills, and experience with complicated transaction structures. Able to effectively manage time, resources and information to meet or exceed deadlines.
  • Ability and desire to understand specific markets and industry trends and how they relate to each project and its specific strategy.
  • Internally motivated and able to perform effectively with limited supervision and with various team members, investors, or external stakeholders, exhibiting a sense of drive and ownership..
  • Communicate clearly to articulate the strategic and/or financial implications of various scenarios, as necessary.
  • Ability to manage complex situations and ambiguity, adapting to changing circumstances quickly and effectively.
  • You must possess a valid driver's license and proof of automobile liability insurance coverage
