Service Supervisor / Maintenance Supervisor
Apartment Services, Inc. – Woodlawn, MD
Full-Time | On-Call Availability Required | Travel Between Properties May Be Required

Job Overview: Apartment Services, Inc. is seeking an experienced and hands-on Service Supervisor to lead maintenance operations at one of our residential communities. This leadership role is responsible for supervising the maintenance team, overseeing repairs and preventative maintenance, ensuring quality apartment turns, and maintaining exceptional property standards. The ideal candidate is organized, dependable, technically skilled, and committed to delivering excellent service to residents and team members alike.

Key Responsibilities:

  • Supervise, train, and support the on-site maintenance team
  • Assign and prioritize daily work orders and maintenance tasks
  • Ensure service requests are completed within 24 hours
  • Oversee apartment turns and ensure units meet company standards
  • Inspect buildings, grounds, vacant units, and property systems regularly
  • Coordinate preventative maintenance and curb appeal initiatives
  • Troubleshoot and repair HVAC, plumbing, electrical, and general maintenance issues
  • Assist with maintenance work orders and emergency repairs as needed
  • Manage maintenance inventory, supplies, and equipment
  • Schedule and oversee outside vendors and contractors
  • Maintain accurate maintenance records and reports
  • Ensure compliance with safety standards, Fair Housing regulations, and company policies
  • Complete and approve payroll through ADP
  • Maintain clean, organized maintenance shops and work areas
  • Participate in a 24-hour on-call rotation:
    • Respond to calls within 15 minutes
    • Arrive on-site within 30 minutes when required
  • Perform snow and ice removal during winter weather events
  • Travel between properties as needed
  • Perform additional duties as assigned

Qualifications:

  • Strong knowledge of HVAC, plumbing, electrical, appliance repair, and general building maintenance
  • Ability to diagnose and resolve maintenance issues efficiently
  • Strong leadership, communication, and organizational skills
  • Experience managing maintenance staff and vendors
  • Ability to work independently and prioritize multiple tasks
  • Proficiency with Microsoft Office; Yardi and ADP experience preferred

Requirements:

  • High school diploma or equivalent required
  • HVAC certification required
  • Minimum 3 years of residential maintenance experience, including supervisory responsibilities
  • Valid driver’s license required
  • Reliable transportation required during all scheduled shifts
  • Ability to lift up to 50 pounds and perform physical repair work
  • Must provide reliable phone and email contact information
  • Must supply and maintain tools necessary to perform daily job duties
