Job description

Building and Grounds Assistant provides maintenance and custodial services to apartment buildings and houses managed by Midtowne Realty.


Essential Responsibilities:

·         Perform routine building maintenance duties, including completing minor repair work and, painting as well as replacing light bulbs and furnace filters.

·         Maintain grounds, common and garbage areas to ensure they are operational, safe, and clean for our residents.

·         Maintain cleanliness of interior and exterior apartment buildings, including parking lots.

·         Operate lawn care and cleaning machinery and equipment.

·         Maintain all outdoor areas, which entails mowing, trimming, and edging the lawn as well as shoveling snow and ice as required.

·         Performing regular cleaning duties, which includes sweeping, dusting, mopping, and vacuuming.

·         Perform upkeep and preventative maintenance and repair work on building structures, systems, services, and components.

·         Observe, inspect, and report abnormal issues or necessary work orders to Head of Maintenance.

·         Report noteworthy tenant behavior or interactions to front office staff.

·         Resolve cleaning issues, remove hazards, and determine best solutions to situations as they come up.

·         Promptly responding to requests for emergency repairs and clean-ups.

·         Ensuring that all maintenance equipment is in good working order.

·         Receive work orders and determine what parts, equipment and services are needed to perform necessary maintenance and repair work.

·         Complete administrative duties, such as filling out forms, tracking mileage, and using software on smart phone to track/enter time, inventory and equipment for each individual work order or job site.

·         Keep inventory of maintenance and cleaning supplies/equipment, and report needs to supervisor.

·         Diagnose and troubleshoot issues.

·         Ability to have open and respectful communication with coworkers and residents.

·         Comply with all safety and health regulations.

·         Other duties as assigned.
