Job description

WC Smith has an exciting opportunity for an Assistant Project Manager to join our Development team! This position supports the planning, coordination, and execution of multifamily development projects from preconstruction through completion. The Assistant Project Manager partners with Project Managers to coordinate budgets, contracts, schedules, and project activities while collaborating with contractors, consultants, governmental agencies, property management, and internal teams to help deliver high-quality projects on time and within budget. The ideal candidate is collaborative, detail-oriented, and financially minded, with strong organizational and communication skills.

THE ASSISTANT PROJECT MANAGER WILL:
  • Assist with the planning, coordination, and execution of development projects from predevelopment through project completion.
  • Serve as a liaison between general contractors, architects, consultants, property management, governmental agencies, and internal business partners.
  • Assist with project budgeting, pro formas, invoices, draws, financial reporting, and cost tracking.
  • Monitor project schedules, timelines, and milestones to support timely project delivery.
  • Review construction documents, plans, specifications, contracts, and change orders.
  • Coordinate permitting, utilities, entitlement activities, and other project approvals with local jurisdictions.
  • Generate RFPs, solicit vendor proposals, and assist with contract administration.
  • Participate in construction meetings and conduct site visits to monitor project progress, quality, safety, and compliance.
  • Support value engineering initiatives and assist with project scope reconciliation.
  • Coordinate project turnover with Property Management and assist with lease-up readiness.
  • Attend community and stakeholder meetings as needed to support project objectives.
A LEADING APPLICANT HAS:
  • Bachelor's degree in Business, Finance, Economics, Engineering, Construction Management, Architecture, or a related field.
  • Minimum of 3 years of experience working for a commercial developer, owner, or general contractor.
  • At least 1 year of project management experience supporting commercial, retail, multifamily, or mixed-use development projects.
  • Strong understanding of construction documents, budgeting, contracts, project scheduling, and development processes.
  • Experience reviewing project budgets, change orders, invoices, financial reports, and pro formas.
  • Knowledge of construction methods, permitting processes, entitlement, and local building regulations.
  • Advanced proficiency in Microsoft Excel with strong analytical and financial skills; experience with financial modeling is preferred.
  • Excellent written and verbal communication skills with the ability to build relationships across internal teams, consultants, contractors, governmental agencies, and community stakeholders.
  • Strong organizational skills with the ability to manage multiple projects and competing deadlines.
  • Experience with Microsoft Project or other project management software is preferred.
  • Multifamily development experience is preferred.
