Job description

    Position Title: Project Manager – Greenville


    The Project Manager will lead and manage 3 or more commercial construction projects simultaneously, with individual project values ranging from $10M to $50M. The PM will be responsible for overseeing all aspects of the project lifecycle, from preconstruction through closeout, ensuring projects are delivered on time, within budget, and with a relentless focus on quality and safety.

    The ideal candidate is highly organized, adaptable, detail-oriented, and able to work collaboratively in a fast-paced environment.


    Qualifications & Experience

    • High school diploma or equivalent required.
    • Degree in Construction Management, Engineering or plus years of equivalent experience
    • Construction Experience: 10+ years (Preferred)
    • Project Management: 5 years (Preferred) managing commercial projects
    • State Issued Valid Driver’s License
    • Ability to read and evaluate architectural/MEP drawings and relevant contract documents
    • Thorough understanding of construction codes and working knowledge of all trades and OSHA safety requirements
    • Strong analytical skills with the ability to interact and collaborate at all levels
    • Computer literate and capable of using MS Word, Excel, internet/email, MS Project, and an iPad/laptop.
    • Experience with Procore
    • Excellent verbal and written communication skills
    • Demonstrated ability to work both independently and within a team
    • Strong work ethic and professional demeanor

    Key Responsibilities

    Project Coordination & Documentation

    • Lead and manage multiple commercial construction projects from preconstruction through closeout.
    • Develop comprehensive project management plans, including scope, schedule, financials, procurement, quality, and risk.
    • Serve as the primary point of contact for clients, architects, engineers, and subcontractors.
    • Facilitate and lead Owner-Architect-Contractor (OAC) and internal team meetings to maintain alignment and communication.
    • Coordinate closely with design and engineering teams to ensure constructability and design intent.
    • Support business development activities, including client presentations, proposals, and relationship management.

    Field & Quality Support

    • Supervise Assistant Project Managers and collaborate with Project Superintendents on day-to-day site execution.
    • Conduct site visits to monitor field progress, verify quality standards, and ensure adherence to contract documents.
    • Address and resolve field issues quickly to avoid delays or disruptions.
    • Ensure punch lists and project closeout activities are completed in a timely, thorough manner.


    Cost, Schedule & Vendor Management

    • Assist in tracking project costs, managing purchase orders, and verifying subcontractor/supplier payments
    • Support development, maintenance, and updating of the project schedule
    • Coordinate the procurement and delivery of materials
    • Collaborate with subcontractors and vendors to ensure timely performance and compliance with scope of work


    Safety & Compliance

    • Always uphold and promote company safety standards
    • Ensure all job sites are compliant with OSHA standards and J.M. Cope’s safety policies.
    • Enforce subcontractor compliance with all environmental, cleanliness, and reporting requirements.
    • Collaborate with Superintendents and field staff to promote a strong safety culture across all projects.
    • Identify, mitigate, and manage risks and disputes, ensuring quick resolution and maintaining a professional image for the company.

    • Ensure all contractual obligations, insurance requirements, lien waivers, and legal documentation are in place and maintained throughout the project lifecycle.


    Project Closeout

    • Organize and assist in project closeout activities, including punch list completion, O&M manuals, and warranty resolution.
    • Prepare change order documentation.
    • Gather materials and reports for potential disputes or claims.


    Other Duties

    • Show initiative in taking on additional responsibilities when available.
    • Perform other related duties as assigned by leadership.


    Physical Requirements:

    • Prolonged periods of sitting at a desk and working on a computer.
    • Must be able to lift 15 pounds at times.
    • Must be able to visit job sites.
