Position Summary

The Design Manager is responsible for leading and coordinating all design-related activities throughout the preconstruction, detailing, procurement support, and design execution phases of assigned Insulated Metal Panel (IMP) wall projects. This role serves as the primary link between Estimating, Engineering, Design, Procurement, BIM, Project Management, Customers, Architects, Engineers, and General Contractors.

This position requires a highly organized construction professional with strong project management capabilities who can manage schedules, drive accountability, coordinate multiple stakeholders, and ensure all design deliverables are completed accurately and on time.

The Design Manager owns the design process from estimating handoff through released-for-construction documentation while ensuring alignment with contract requirements, project specifications, customer expectations, and company standards.

Essential Duties and Responsibilities Project Leadership & Coordination

Attend and actively participate in project estimating handoff meetings.
·
Review project scope, specifications, schedules, and contractual requirements.
·
Develop and manage project design execution plans.
·
Lead project-specific internal design meetings and drive accountability for action items.
·
Participate in project-specific customer design meetings and maintain positive client relationships.
·
Coordinate design activities with:
o
Architects of Record (AOR)
o
Engineers of Record (EOR)
o
Internal Engineering Teams
o
General Contractors
o
Customers and Owner Representatives
o
Procurement Teams
o
BIM Coordination Teams
·
Ensure seamless communication between project stakeholders throughout the design phase.
Design & Technical Oversight
·
Review architectural, structural, and shop drawings for completeness and constructability.
·
Review project details and request required design revisions.
·
Interpret and implement project specifications into design deliverables.
·
Ensure all design documents comply with project requirements and contractual obligations.
·
Review and coordinate BIM models and participate in weekly BIM coordination meetings.
·
Verify model accuracy and alignment with project design intent.
·
Resolve design conflicts and coordinate solutions across project teams.
RFI, Submittal & Document Management
·
Maintain ownership of all Requests for Information (RFIs) during the design phase.
·
Prepare, submit, track, and manage all drawing submittals.
·
Manage IFC (Issued for Construction) documentation.
·
Coordinate Requests for Fabrication (RFF) from model completion through document distribution.
·
Maintain design logs and submittal tracking systems.
·
Ensure prompt response and resolution of design-related issues.
·
Drive closure of open design items, comments, and review cycles. Procurement & Manufacturing Support
·
Review project requirements and develop accurate cut list deliverables.
·
Submit and manage:

IMP Cut Lists
o
Light Gauge Cut Lists
o
Miscellaneous Material Cut Lists
o
ABM Deliverables
·
Coordinate closely with Procurement to support material purchasing schedules.
·
Ensure design outputs support fabrication, procurement, and field installation requirements.
·
Assist in design decisions that improve constructability, schedule, quality, and profitability.
Schedule & Project Controls
·
Create and manage design and procurement schedules.
·
Track design progress against project milestones.
·
Coordinate with Project Managers and Schedulers to maintain project delivery timelines.
·
Ensure timely return of customer and consultant submittals.
·
Monitor schedule impacts and proactively mitigate delays.
·
Manage design-related changes and coordinate revisions.
·
Drive completion of deliverables according to project commitments. Team Leadership
