Job description

What You'll Do:
The Senior Land Development Manager oversees all phases of land development, from initial site clearing to the final acceptance of finished home sites, ensuring projects meet quality, timing, and budget specifications. This role requires coordinating with internal staff, city/county officials, consultants, and trade partners, managing engineering design, budgeting, and permits, and assisting with feasibility studies for new acquisitions.
Your Key Responsibilities Include:
  • Work with and manage consultants to create land development schedules and budgets.
  • Manage and maintain construction schedules and budgets to coordinate on-site construction activity for the scope of work with subcontractors and field consultants as necessary, reviewing all active development projects regularly to verify work in progress and contractor activity.
  • Ensure that all active construction sites comply with regulatory and safety requirements of jurisdictional agencies and corporate policy by enforcing OSHA safety requirements, traffic and dust control standards, SWPPP control BMPs, and any other permits or requirements.
  • Interact daily with various company departments, field personnel, site contractors, subcontractors, field consultants, and jurisdictional agency representatives.
  • Coordinate the inspection process with site contractors to schedule municipal and utility inspectors.
  • Verify material deliveries for the import/export of fill, pipe, storm drains, concrete, and amenity construction.
  • Provide ongoing management and monitor all phases of land development infrastructure construction through successful on-time delivery of finished lots to the Construction Department.
  • Ensure the completion of land development, including punch list and warranty work, on schedule, with the goal of obtaining the timely release of bonds and cash security.
  • Maintain project files and records.
  • Perform other duties as needed or assigned.

What You Have:
  • Knowledge of heavy civil construction practices and value engineering.
  • Able to read construction documents, surveys, and technical reports to maintain quality control and oversee all aspects of construction, including grading, storm drains, underground utilities, and paving infrastructure.
  • Analytical with the ability to give, receive, and analyze information to make effective decisions under pressure in a high-volume, fast-paced environment.
  • Ability to prioritize projects, plan and execute to meet deadlines, and organize workflow.
  • A high degree of professionalism, integrity, tact, and ability to influence others.
  • Team player, ability to work within cross-functional teams and consult others for input when necessary.
  • Excellent written and verbal communication skills.
  • Skilled in explaining complex issues to others in a manner easily understood by both associates in the industry and customers with limited knowledge of construction processes or terminology.
  • Strong interpersonal skills and ability to interface with all organizational levels, dissatisfied customers, outside vendors, subcontractors, and laborers.
  • Motivated to take the initiative and proactively address potential problems about products or processes.

Your Education and Experience:
  • 3+ years of experience in land development, infrastructure, construction, or civil engineering with increasing levels of project oversight.
  • A Bachelor's Degree in Civil Engineering or Construction Management, a related field, or related experience.
  • OSHA 10/30 Construction qualification preferred.
  • Intermediate skills in Microsoft Word, Excel, Outlook, and Project.
