Estimator

[1] – Role of the Estimator:
1. Responsible to develop accurate and timely proposals and estimates in support of short and long-term organizational strategic goals, helps build key customer and trade contractor relationships, partners with business development in new business opportunities, and maintains extensive knowledge of current costs, market conditions and competitor analysis.
2. The Estimator is accountable to the Senior Estimator, executive team and partners with the business development manager and other key staff to increase sales hit ratio and maximize fee potential. Through accurate, complete, and professionally presented estimates/bids, the Estimator assists with positioning Paradigm as the most respected general contractor in the Houston market amongst owners, architects, and subcontractors.
3. The Estimator assists with managing existing accounts beyond the GMP to ensure they stay satisfied and positive. Responsible to achieve “Customer for Life” status with our existing clients.
4. The Estimator (in coordination with Sr. Estimator and business development) assists with calling on clients, both existing and new, and with presentations on solutions and services that meet or predict a clients’ future needs.
5. The Estimator helps differentiate Paradigm as a company: “Building to a Higher Standard”.
[2] – Duties and Responsibilities of the Estimator:
1. Actively participates with the estimating and preconstruction teams to enable a collaborative, positive, responsive environment.
2. Assist with development and maintenance of business relationships to increase bid opportunities.
3. Research new technologies and trends to increase productivity and accuracy of estimates.

4. Participate in development and utilize existing cost history to provide complete Paradigm estimate’s or act as a check to trade contractor bids.
5. Participate in weekly scorecard meetings, gain understanding and acknowledge required deliverables and schedules. Complete assigned tasks.
6. Develop and manage estimates on multiple, simultaneous projects from Concept to GMP.
7. Evaluate project scope and identify all trades, alternates, allowances and special conditions necessary to provide a complete, responsive estimate.
8. Develop invitation to bid with detailed project description and identify all necessary vendors and subcontractors for coverage of all trades required. Ensure solicitation is sent to all trades in a timely manner.
9. Analyze addenda, supplemental instructions or revised project information and provide to all team members, subcontractors and vendors.
10. Develop scope leveling sheets and quantity take-offs consistent with the level of design documents.
11. Develop accurate and timely estimates.
12. Develop assigned pricing deliverables during the preconstruction process (CSP and CMAR) for accuracy and completeness.
13. Review conceptual and programmatic design documents to determine both the nature and scope of the work to be performed.
14. Coordinate with Senior Estimator, Business Development, Project Executive, Project Manager and, Superintendent to provide Constructability Reviews during all phases of design.
15. Assist and coordinate with the Sr. Estimator, Project Executive, Project Manager, and Superintendent, to produce and maintain a detailed preconstruction schedule and a schematic construction schedule.
16. Assist in preparation and analysis of estimates, schedules, and constructability reviews for accuracy and sufficiency.
17. Ensures that the Senior Estimator, executive team and the business development manager review contract requirements with regard to compliance with the qualifications in the RFP, fee and general conditions, insurance, bonds and specific references to the scope of the work and that all submittals accurately reflect the project specific nuances.
18. Actively participates in design meetings with owners and architects during development of the design (for design/build and CMAR projects).
19. Coordinate with BIM Manager on project visualization at conceptual phase to assist with quantity take-off’s to produce accurate and detailed estimates.
20. Assist in the compilation of completed client deliverables for estimates to insure consistency. Assist with production of professional, Paradigm branded deliverables at all times. Coordinate with Business Development and Marketing Coordinator to ensure this is done.
21. Assist with development of bid tabulations and indirect cost estimates/proposals for General Conditions, General Requirements, Fees, Permits, etc. on negotiated and hard bid projects. Gain timely review and approval from executive team before submission to client.
22. Participate in development of, to the appropriate level of detail, Qualifications and Assumptions to accompany each pricing deliverable that accurately communicates the scope of the deliverable protect Paradigm’s risk position as to what is included or excluded.
23. Participate in identifying appropriate trade contractors and development of sub lists for budgets, bids and RFPs. Expand bidders list to ensure the use of competitive, high quality trade contractors.
24. Analyze and compile estimate data that impact the cost of labor, materials, equipment requirements, escalation and other factors to ensure a high quality and timely estimate.
25. Review drawings, specifications and proposed project site conditions; record findings and solicit input from field operations to include in final project estimate.
26. Analyze alternative solutions and construction methods to increase competitiveness of the bid.
27. Apply mathematical calculations requiring advanced analytical processes to ensure logically estimated costs are accurate.
28. Assist with analysis and evaluation of bidding risks and development of strategies to mitigate and participate in bid reviews with executive team to ensure accuracy and completeness.
29. Coordinate with operations staff teams to ensure estimates and assumptions meet project requirements.
30. Participate in “Hand-off” meetings from completion of preconstruction to the operations team.
31. Ensure that scope definition with trade/vendor packages during procurement and estimating processes is complete, thereby eliminating scope gaps and overlaps.
32. Assist the Project Executive and Project Manager with buyout process including subcontractor negotiations and scope documentation for specific trade packages.
33. .Communicate estimate and bid information to field operations at pre-construction meetings to ensure complete understanding of job scope and any critical means and methods of construction.
