Job description

Inwood Tower, a residential cooperative building in New York City, is seeking an experienced, reliable, and hands-on Building Superintendent to oversee the day-to-day maintenance and operations of the property.


Required FDNY Certificates of Fitness: S-12, S-13, and P-99.


The ideal candidate will have strong knowledge of residential building systems, excellent troubleshooting skills, and the ability to maintain the property in a safe, clean, and well-operated condition while providing professional service to residents.


Responsibilities

Oversee the daily maintenance and operation of the building.

Perform and coordinate routine repairs, preventive maintenance, and emergency repairs.

Troubleshoot plumbing, electrical, heating, mechanical, and other building-related issues.

Monitor boilers, heating systems, pumps, plumbing systems, and other building equipment.

Supervise and coordinate building maintenance staff and ensure assigned duties are completed properly.

Conduct regular inspections of the property and identify conditions requiring repair or corrective action.

Maintain common areas, mechanical rooms, basement areas, exterior areas, and building equipment in a safe and orderly condition.

Respond promptly and professionally to resident maintenance requests and building emergencies.

Coordinate and oversee work performed by outside contractors and vendors.

Assist management with HPD, DOB, FDNY, and other agency inspections, requirements, and violations.

Maintain appropriate maintenance records and promptly report significant building conditions or incidents to management.

Ensure compliance with building policies, safety procedures, and applicable NYC regulations.

Be available to respond to building emergencies as required.

Required Qualifications

Valid FDNY S-12 Certificate of Fitness

Valid FDNY S-13 Certificate of Fitness

Valid FDNY P-99 Certificate of Fitness

Prior experience as a Building Superintendent or Assistant Superintendent in a NYC residential building.

Strong hands-on maintenance and repair experience.

Working knowledge of plumbing, electrical, heating, mechanical, and general building systems.

Ability to troubleshoot building problems and determine when specialized contractors are required.

Familiarity with NYC residential building requirements and agency inspections.

Ability to supervise building staff and effectively prioritize daily work.

Strong organizational and communication skills.

Professional and respectful when interacting with residents, management, staff, contractors, and Board members.

Dependable, responsible, and able to respond appropriately to emergencies.

We are looking for a proactive superintendent who takes ownership of the property, identifies issues before they become larger problems, follows through on repairs, communicates effectively with management, and takes pride in maintaining a safe and well-operated residential building.


Compensation: Commensurate with experience and qualifications.
