Job description

Van Metre has a Commercial Maintenance Technician (Building Engineer) position available with Van Metre Commercial.
The Commercial Maintenance Technician is responsible for performing highly diversified duties to install, troubleshoot, repair and maintain property according to safety, predictive and productive maintenance systems and processes to support the achievement of the site's business goals and objectives. This position supports the full portfolio for Van Metre Commercial, primarily servicing two sites in Fairfax, Virginia.
Responsibilities:
  • Planning and undertaking scheduled maintenance at multiple properties throughout the portfolio.
  • Read and interpret equipment manuals and work orders to perform required maintenance and service.
  • Plan and undertake scheduled maintenance at multiple properties throughout the portfolio.
  • Perform highly diversified duties to install and maintain property machines and equipment, including checking, repairing, and servicing machinery, equipment, systems, and infrastructure; diagnosing problems; replacing or repairing parts; testing; and making adjustments.
  • Perform regular preventive maintenance on machines, equipment and plant facilities. Ensure the efficiency and reliability of mechanical equipment.
  • Detect faulty operations, defective material and report those and any unusual situations to proper supervision.
  • Perform a variety of plumbing maintenance and carpentry functions.
  • Use a variety of hand and power tools, electric meters and material handling equipment in performing duties.
  • Assist with snow removal.
  • Maintain parking lot cleanliness at various properties.
  • Manage supplies for assigned properties and coordinate with Facility Director and Property Manager.
  • Oversee cleaning staff and report any findings to management.
  • Participate in on call responsibilities on a rotational basis with two additional technicians.
    • While on call, this position will service all of our properties ranging between Winchester, VA and Arlington, VA.
  • Perform all other duties as assigned or needed.

Minimum Requirements/Qualifications:
  • High school diploma or GED with a completed craft apprenticeship, or equivalent hands-on property maintenance experience
  • Prior experience in a commercial maintenance or building engineering position is strongly preferred
  • Ability to provide basic tools and demonstrate knowledge of their safe use and maintenance
  • Valid driver's license with reliable transportation
  • Self-motivated and able to work independently
  • Strong verbal and written communication skills with the ability to maintain professional, timely communication with internal teams, tenants, and vendors
  • Comfortable managing daily communication through Outlook or similar platforms
  • Experience using computerized maintenance management systems (CMMS) or work order management systems to receive, document, and complete maintenance requests

Physical Requirements: Must be able to lift and move objects up to 75 pounds consistently with heavier weight necessary at times.
