Our portfolio consists of eleven dynamic apartment communities (and growing) in the midtown/downtown Omaha area. We are seeking an energetic Leasing Consultant to join our growing team! You will work with prospective residents by showing off our luxury midtown and downtown apartment properties!
We offer a competitive base wage, plus unlimited earning capabilities with higher than market commissions at $150 commissions on all leases at any of our beautiful properties! We also offer an additional $50-100 per lease for pre-leasing units at new properties or leasing those on notice to vacate. In addition, we offer additional pacesetter commissions for employees who continually hit goals!
This is not an entry level sales role -- all in with commissions all our leasing consultants are averaging $26.00/hour.
This is an elevated sales opportunity for a money-driven and goal-oriented leasing professional!
Responsibilities:
  • Embody the company core values, follow all policies and adhere to all guidelines.
  • Maintain, regular and consistent on-time attendance.
  • General Leasing (including but not limited to):
    • Adhere to company leasing process and all guidelines.
    • Professionally respond to all prospect correspondence including phone calls, emails and text messages.
    • Schedule and host tours for all interested prospects.
    • Enter all prospect data and tour information in Entrata, accurately and consistently.
    • Manage and schedule daily/future follow up.
    • Facilitate resident screening including credit/background, rental verification, employment/income verification.
    • Approve/deny prospect applications based on Bluestone/Entrata qualifications.
    • Execute all required lease paperwork including creation of lease documents, setting up lease dates, rentable items, and other lease charges and ensuring execution by all parties.
    • Confirm apartments are ready for prospects prior to tours and tenants prior to pre-move in.
    • Attend weekly sales meetings with the Regional Portfolio Leasing Manager.
    • Consistently achieve personal and property monthly leasing goals.
    • Trouble shoot Entrata workflow issues in the lead to lease process.
  • Resident Management (including but not limited to):
    • Perform resident move-in duties and orientation per the established move-in packet.
    • Maintain positive resident relations – by keeping a positive attitude and good working relationships with all customers.
  • Marketing/Resident Retention/Miscellaneous (including but not limited to):
    • Set up “mini-model” in applicable buildings.
    • Provide regular updates to Regional Portfolio Leasing Manager, property manager and residents, as needed.
    • Clean amenity areas each day.
    • Open and close leasing office at scheduled office hours, if applicable.
    • Perform outreach marketing as directed by Regional Portfolio Leasing Manager.
      • Maintain and update social media accounts with marketing content, as needed.
      • Attend occasional outreach/marketing events outside of standard hours.
        • Midwest Fest (formerly Hutchfest Maker's Fair) - Labor Day Sunday
        • Various housing fairs around the Omaha metro
  • Assist Regional Portfolio Leasing Manager with other projects, and cover other Team Members, as required.
Qualifications:
  • Previous experience in leasing, sales, real estate, or other related fields
  • Familiarity with contracts and leases helpful, but we can teach you!
  • Ability to build rapport with prospects and residents.
  • Excellent written and verbal communication skills
  • Proficient in Microsoft Office software and overall comfort working with computers.
  • A reliable vehicle, valid driver’s license, auto insurance, and satisfactory driving record may be required for this position.
