The Building Management System (BMS) Technician is responsible for maintaining, troubleshooting, and optimizing the Building Management Systems across a portfolio of commercial and clinical facilities. The technician will support approximately 10 complex buildings along with a larger number of standardized facilities utilizing similar mechanical and control system architectures.

This role requires the ability to independently diagnose system issues, prioritize service calls, and travel between sites as needed to ensure building automation systems operate reliably and efficiently. The technician must possess strong knowledge of building automation networks, electrical fundamentals, control logic, and mechanical system integration.

The BMS Technician plays a critical role in ensuring HVAC systems, alarms, and building automation infrastructure remain fully operational to support occupant comfort, energy efficiency, and facility operations.
 

Primary Responsibilities:

  • Building Automation System Operations
    • Monitor and maintain Building Management Systems across assigned facilities
    • Respond to system alerts, alarms, and service requests across the building portfolio
    • Diagnose and resolve issues related to HVAC controls, automation hardware, and network communication
  • Field Troubleshooting and Service
    • Travel between facilities to respond to priority calls and perform on-site troubleshooting
    • Identify and repair issues involving controllers, sensors, actuators, relays, and network devices
    • Verify proper system operation through testing, calibration, and validation
  • Controls and Programming Support
    • Understand and interpret control sequences and programming logic
    • Modify control programs, setpoints, and schedules when required
    • Support commissioning and optimization of building automation systems
  • BMS Network and Communication
    • Troubleshoot communication issues involving common building automation protocols such as:
      • BACnet
      • Modbus
      • LonWorks
      • IP-based building networks
    • Verify controller communication and network integrity across multiple facilities
  • Electrical and Mechanical Integration
    • Diagnose issues related to:
      • Control voltage systems (24V / 120V)
      • Power distribution to automation hardware
      • Field devices such as sensors and actuators
    • Understand mechanical equipment interaction with automation systems including:
      • Air handling units
      • VAV systems
      • Chillers and boilers
      • Pumps and hydronic systems
  • Preventive Maintenance and Optimization
    • Perform routine system health checks and preventive maintenance on BMS infrastructure
    • Recommend improvements to control sequences and system efficiency
    • Assist with system upgrades, expansions, and integration of new facilities into the BMS environment
    • Assist in contributing to and enforcing Kelsey-Seybold established mechanical, electrical, and control standards as they pertain to total system architecture and operation
  • Documentation and Reporting
    • Maintain accurate documentation of service work, troubleshooting steps, and system changes
    • Update system graphics, point databases, and documentation as needed
    • Communicate technical findings and recommendations to facilities leadership
  • Portfolio Responsibilities
    • Maintain BMS operations across approximately 10 complex buildings and multiple standardized facilities
    • Prioritize service calls based on system alarms, operational impact, and facility needs
    • Work independently to coordinate site visits and resolve issues efficiently

Required Qualifications:

  • Experience
    • 3 years of experience working with building automation systems, HVAC controls, or related fields
    • Experience servicing or maintaining building control systems across multiple facilities preferred
    • Industry specific training preferred over traditional university training
  • Technical Knowledge
    • Control theory and sequence of operations
    • Electrical fundamentals (voltage, relays, transformers)
    • Sensor calibration and control devices
    • Network communication for automation systems
    • Basic programming or logic troubleshooting in control systems
  • Technical Skills
    • Experience with HVAC control systems
    • Knowledge of BMS communication protocols (BACnet, Modbus, etc.)
    • Solid understanding of Building Management Systems / Building Automation Systems
    • Understanding of control wiring, relays, and low-voltage systems
    • Ability to troubleshoot electrical, network, and mechanical control issues

Preferred Qualifications:

  • Experience with major BMS platforms such as:
    • Siemens Desigo
    • Johnson Controls Metasys
    • Honeywell
    • Tridium Niagara
    • HVAC or electrical technical certification
    • Controls or BAS programming experience
    • Experience supporting healthcare or mission-critical facilities

Pay is based on several factors including but not limited to local labor markets, education, work experience, certifications, etc. In addition to your salary, we offer benefits such as, a comprehensive benefits package, incentive and recognition programs, equity stock purchase and 401k contribution (all benefits are subject to eligibility requirements). No matter where or when you begin a career with us, you'll find a far-reaching choice of benefits and incentives. The salary for this role will range from $72,800 to $130,000 annually based on full-time employment. We comply with all minimum wage laws as applicable.
