What is an apartment manager?

Apartment managers are professionals responsible for overseeing the day-to-day operations of apartment buildings or complexes. Their duties typically include managing tenant relations, collecting rent, handling maintenance and repairs, ensuring the property complies with local laws, and sometimes supervising on-site staff. Apartment managers act as the main point of contact between property owners and tenants, aiming to keep the property running smoothly and efficiently.

What does an apartment manager do?

As an apartment property manager, you oversee the daily operations of an apartment building or complex. You have multiple responsibilities. You are in charge of hiring maintenance workers to take care of the grounds and to repair appliances, electrical, and plumbing issues in apartments. Your job duties also include collecting rent from tenants, managing finances, conducting routine building inspections, reviewing rental applications, drafting lease agreements, and designing marketing campaigns to bring in potential tenants. You may live on-site so that you can respond quickly to after-hour complaints and emergencies.

What are the key skills and qualifications needed to thrive as an apartment manager, and why are they important?

To thrive as an Apartment Manager, you need strong organizational skills, knowledge of property management practices, and usually a background in real estate or business administration. Familiarity with property management software, leasing platforms, and relevant certifications such as CAM (Certified Apartment Manager) are typically required. Excellent communication, problem-solving, and customer service skills set top candidates apart when dealing with tenants and vendors. These skills are essential for maintaining property value, ensuring tenant satisfaction, and efficiently handling the daily operations of an apartment community.

What are some common challenges apartment managers face in balancing resident satisfaction with property maintenance and budget constraints?

Apartment Managers often navigate the challenge of maintaining high resident satisfaction while working within the property's budget for upkeep and improvements. This requires prioritizing maintenance requests, efficiently scheduling repairs, and communicating transparently with residents about timelines and limitations. Balancing these demands often involves collaborating closely with maintenance staff, vendors, and property owners. Proactive planning and strong organizational skills help managers address issues before they escalate, contributing to a positive living environment and efficient property operations.

What is the difference between Apartment Manager vs Leasing Agent?

AspectApartment ManagerLeasing Agent
CredentialsHigh school diploma; property management certification often preferredHigh school diploma; real estate license may be required
Work EnvironmentOversees entire property operations, including maintenance and staffFocuses on showing units, processing applications, and lease signing
Employer & Industry UsageProperty management companies, apartment complexesReal estate agencies, leasing offices
Primary ResponsibilitiesManaging property operations, tenant relations, maintenance coordinationMarketing units, tenant screening, lease negotiations

While both roles are essential in property leasing, an Apartment Manager oversees overall property operations and tenant relations, whereas a Leasing Agent primarily focuses on marketing units and securing tenants. Understanding these differences helps job seekers identify the right career path in property management and leasing.

How do apartment managers get paid?

Apartment managers typically receive a salary or an hourly wage, often supplemented by bonuses or commissions based on property performance. Compensation can also include benefits such as health insurance and paid time off, and managers may earn additional income through leasing commissions or management fees for multiple properties.

Job description

Community Manager — Multifamily Apartment Community About the Opportunity

We are hiring a strong, hands‑on Community Manager for a 250+ unit multifamily apartment community in the North Houston / 77014 area.

This is not a “sit in the office and wait for things to happen” position. We need an operator who can lead from the front, drive leasing activity, improve occupancy, tighten collections, hold the team accountable, and create a better resident experience.

The right person for this role has experience managing a challenging multifamily property and knows how to bring structure, urgency, and follow‑through to the office every day. Class C, workforce housing, or value‑add apartment experience is strongly preferred.

What You’ll Be Responsible For

You will be responsible for the day‑to‑day performance of the community, including leasing, occupancy, collections, resident satisfaction, team leadership, vendor coordination, and overall property operations.

Your core responsibilities will include:

  • Driving leasing activity and helping increase occupancy
  • Leading the on‑site team with clear expectations, accountability, and daily follow‑up
  • Managing renewals, resident retention, and move‑in/move‑out processes
  • Overseeing collections and reducing delinquency
  • Monitoring traffic, applications, approvals, denials, leases, and move‑ins
  • Ensuring the office is responsive, organized, and operating with urgency
  • Walking the property regularly and identifying issues before they become bigger problems
  • Partnering with maintenance to improve curb appeal, make‑ready turns, and resident service
  • Holding vendors accountable for quality, speed, and cost
  • Handling resident escalations professionally and firmly
  • Reviewing reports and using data to make decisions
  • Maintaining accurate records in the property management system
  • Creating a strong sales and service culture within the office
  • Making sure policies, procedures, and fair housing requirements are followed
What Success Looks Like

A successful Community Manager in this role will:

  • Increase qualified leasing traffic and improve conversion
  • Improve occupancy and reduce vacancy loss
  • Keep the team focused, accountable, and productive
  • Reduce delinquency through consistent follow‑up
  • Improve resident communication and service
  • Keep the property cleaner, more organized, and better run
  • Bring solutions, not excuses
  • Follow through without needing to be chased
Who This Role Is For

This role is a strong fit for someone who:

  • Has managed multifamily apartments before
  • Understands Class C, workforce housing, or value‑add communities
  • Is comfortable in a fast‑moving, high‑accountability environment
  • Can lead a team without drama or excuses
  • Knows how to lease, collect, coach, inspect, and execute
  • Is firm but professional with residents and staff
  • Can handle pressure without becoming negative or disorganized
  • Takes ownership of results instead of blaming the market, the team, or the residents
Who This Role Is Not For

This is not the right role for someone who:

  • Needs a slow‑paced or low‑pressure property
  • Avoids difficult conversations
  • Waits for direction on every task
  • Is uncomfortable holding people accountable
  • Does not like walking the property
  • Blames poor performance on everyone else
  • Cannot work with urgency
  • Wants a title but not the responsibility that comes with it
Requirements
  • Previous multifamily property management experience required
  • Community Manager experience strongly preferred
  • Class C, workforce housing, value‑add, or high‑volume leasing experience strongly preferred
  • Strong leasing, collections, resident relations, and team leadership skills
  • Ability to read and act on property reports
  • Strong communication and follow‑up skills
  • Fair Housing knowledge required
  • ResMan experience preferred
  • Must be comfortable working fully on‑site in the North Houston / 77014 area
  • Must be available Monday–Friday and rotating Saturdays as needed, especially during leasing pushes
Compensation
  • Base salary: $70,000–$85,000 per year, depending on experience
  • Bonus potential: up to 10% of annual salary, based on performance
  • Full‑time position
  • Growth opportunity for the right operator
Our Hiring Standard

We are looking for someone who can take ownership of a property, lead the team, and improve performance. We do not need someone who simply maintains the status quo. We need someone who can help move the community forward.

If you are a strong multifamily operator who knows how to lead, lease, collect, solve problems, and drive results, we want to hear from you.
