Job description

Part-Time On-Site Resident Manager

San Diego – SDSU Area | Live On-Site | Approximately 25 Hours/Week

Property Advantage is seeking a dependable, hands-on Part-Time On-Site Resident Manager to assist with the day-to-day operation of three adjacent apartment communities totaling 77 units in the San Diego State University area.

This is not student housing. The properties are professionally managed apartment communities with extensively renovated units featuring upgraded kitchens, stainless-steel appliances, custom tile backsplashes, updated bathrooms, hard-surface flooring, newer windows, reserved parking, and other improvements. The communities also include amenities such as a swimming pool.

The Resident Manager will live on-site and work closely with Property Advantage's off-site property management and maintenance teams.

Schedule & Compensation

Schedule: Approximately 25 hours per week, averaging approximately 108 hours per month. Actual hours may vary depending on leasing activity, turnovers, maintenance issues, and other property needs.

Cash Compensation: $20.00 per hour, paid through Property Advantage payroll for all hours worked.

Additional Reimbursements:

  1. $30/month cell phone reimbursement
  2. $20/month internet reimbursement

On-Site Employee Housing

This position includes a renovated apartment at a substantially reduced employee rent. Housing options, depending upon availability, include:

Renovated 2 Bedroom / 1 Bath

  1. Employee rent: $700/month
  2. Approximate market rent: $2,250/month
  3. Approximate housing benefit: $1,550/month
  4. Free assigned parking

Renovated Palms Patio 1 Bedroom / 1 Bath

  1. Employee rent: $550/month
  2. Approximate market rent: $1,950/month
  3. Approximate housing benefit: $1,400/month
  4. Free assigned parking

Renovated Steelio 1 Bedroom / 1 Bath

  1. Employee rent: $625/month
  2. Approximate market rent: $2,100/month
  3. Approximate housing benefit: $1,475/month
  4. Free assigned parking

For all housing options:

  1. Owner pays water, sewer, and trash.
  2. Assigned parking is provided at no additional charge.
  3. Resident Manager is responsible for SDG&E electricity.
  4. Resident Manager is responsible for Wi-Fi/cable service.

The housing benefit is provided in connection with the Resident Manager position and is separate from the employee's $20.00 hourly cash wage.

Primary Responsibilities

The Resident Manager serves as Property Advantage's on-site representative and assists the off-site management team with the daily operation and physical oversight of the three properties.

Responsibilities include:

  1. Conduct regular inspections of the buildings, grounds, parking areas, laundry rooms, pool area, common areas, and vacant apartments.
  2. Maintain the general premises in a clean, orderly, and safe condition.
  3. Pick up litter and debris - grounds
  4. Monitor the swimming pool area and maintain proper pool water level.
  5. Identify maintenance issues and promptly submit or communicate them to Property Advantage.
  6. Photograph maintenance issues before and after repairs when requested.
  7. Provide access to apartments and common areas for approved vendors and contractors.
  8. Reprogram Alfred keyless locks at Steelio Apartments when required.
  9. Show available apartments to prospective residents.
  10. Assist with leasing documentation and preparation of leases through Property Advantage's property management systems.
  11. Assist with resident move-ins and move-outs, including inspections, photographs, and required documentation.
  12. Assist with coordinating cleaning, repairs, and preparation of vacant apartments for re-rental.
  13. Communicate with residents regarding routine property matters.
  14. Report unusual resident issues, lease violations, safety concerns, and potential hazards to Property Advantage promptly.
  15. Serve or post notices when directed and legally authorized by Property Advantage.
  16. Assist Property Advantage with eviction-related property access, documentation, inspections, and other administrative matters as directed.
  17. Respond to property emergencies and promptly coordinate with Property Advantage and appropriate vendors.
  18. Maintain property records and prepare reports requested by Property Advantage.
  19. Perform other reasonable on-site property management duties consistent with the position.

Property Advantage's Off-Site Management Team

Property Advantage provides centralized professional management support, including:

  1. Accounting and financial reporting
  2. Lease administration
  3. Maintenance dispatch and coordination
  4. Preparation and oversight of formal notices
  5. Vendor payments
  6. Owner reporting
  7. Administrative and management support

The Resident Manager is not expected to independently operate all aspects of the properties. The primary role is to provide reliable on-site oversight, leasing assistance, resident communication, inspections, vendor access and coordination, light property upkeep, and rapid response to property issues.

Qualifications

Property management or apartment management experience is highly desirable but not required for the right candidate. Property Advantage will provide training.

Ideal candidates will have:

  1. Strong customer service and communication skills
  2. Excellent organizational and follow-through skills
  3. Ability to work independently and reliably
  4. Ability to interact professionally with residents, prospective residents, and vendors
  5. Basic computer and administrative skills
  6. Ability and willingness to perform light physical property and grounds tasks
  7. Familiarity with Fair Housing requirements is highly desirable
  8. AppFolio experience is a plus
  9. Spanish/English bilingual skills are a plus
  10. California real estate license is a plus, but not required
