Position Summary:Mortgage Loan Processor IIs are responsible for assisting Mortgage Loan Officers with gathering and review of all required loan documentation to ensure complete and accurate files, coordination of loan closings in a timely manner, ensuring all documents are signed/executed properly, and ensuring all loans meet file quality and loan turn-around benchmarks that have been set. Mortgage Loan Processor IIs are responsible for ensuring all loan documentation is compliant with company policies and procedures and any applicable state/federal regulations.
Duties and Responsibilities
  • Review lender notes for any special instruction or requirements
  • Complete a Pre-UW scrub of the loan file to determine accuracy and completeness of the URLA and all loan file documentation
  • Prepare & review initial loan disclosures for accuracy & completeness
  • Disclose all new applications received within the required 3 days
  • Verify & document borrower e-consent when received
  • Verify ITP was received and documented as needed in the LOS
  • Verify Patriot Act information is obtained & documented in every file
  • Review all electronic file documentation for accuracy & completeness
  • Ensure all documentation is stored/named in our electronic file using approved naming conventions
  • Prepare & send revised disclosures when necessary for CIC
  • Submit files for initial & final UW review
  • Send approval/commitment letter(s), denials or adverse action notices to borrower
  • Lock loans with investor (when applicable) and within the LOS
  • Send locked LE & Lock-in Agreement to borrower
  • Complete all required tasks & functions within the LOS
  • Request/obtain any required 3rd party verifications (VOE, VOM, VOL) & update LOS Processing screen as needed
  • Order flood determinations, appraisals, tax transcripts, title commitment/letter reports or any other 3rd party services & update LOS Processing screen as needed
  • Provide copy of appraisal/valuation to the borrower & send invoice to AP for payment
  • Review & obtain all underwriting approval conditions needed for final approval
  • Obtain & review hazard and/or flood insurance policies to ensure they meet policy/guidelines
  • Review title commitment/letter report and resolve any issues or outstanding liens
  • Ensure all timing and delivery requirements have been met (Reg B decision, appraisal delivery, etc.)
  • Communicate with MLO and applicants (as needed)
  • Order payoffs quotes (internal & external)
  • Collaborate with title company and/or MLO to coordinate closings
  • Prepare and provide preliminary CD to borrower within required timeframe
  • Prepare disbursement worksheet to match prelim CD
  • Prepare the final closing package and review all documents for accuracy and compliance
  • Verify all at close conditions have been addressed as needed
  • Process Plaza/TPO loans and coordinate closing/funding as applicable
  • Comply with all bank policies & procedures as well as all applicable federal and state banking regulatory agency policies
  • Comply with bank standards for attendance and hours of work
  • Perform any other duties as required to fulfill the responsibilities of the position

Qualifications
Education/Experience:
Minimum of two years of mortgage loan processing experience required. Previous financial institution customer service experience preferred.
