About the Role
As a CBRE Transaction Management Manager, you will lead real estate transaction activities for a major telecommunications client, with a specific focus on supporting retail-focused Distribution Initiatives. You will manage a portfolio of lease transactions, working closely with the client's Director of Retail Real Estate to execute strategy and drive results across a multi-site portfolio.
This role is part of CBRE's Advisory & Transaction Services team, which delivers strategic real estate solutions to corporate clients. In this position, you will play a highly visible, client-facing role requiring strong negotiation expertise, retail real estate experience, and the ability to operate independently in a fast-paced, high-volume environment.
This is an on-site role based in the Dallas market. Candidates must be located in or willing to relocate to the Dallas area and work in-office 4-5 days per week due to client requirements.
What You'll Do
- Manage end-to-end real estate transactions, including lease negotiations, renewals, and amendments across a retail-focused portfolio.
- Partner closely with the client's Director of Retail Real Estate to execute portfolio strategy and achieve business objectives.
- Negotiate business terms with landlords, tenants, brokers, and other stakeholders to drive favorable outcomes.
- Monitor lease expirations and proactively manage renewals to ensure continuity and minimize risk.
- Coordinate with internal and external partners, including brokers, legal teams, and client stakeholders.
- Track transaction activity, key milestones, and savings, and maintain accurate reporting within project management systems.
- Review and interpret lease documents and financial components (e.g., rent structures, escalations, key terms).
- Support property identification and site acquisition efforts aligned to the client's distribution and retail strategy.
- Utilize tools such as Dimension, Placer.ai, and Tango to manage transactions and portfolio data.
- Identify opportunities to improve processes and increase efficiency across transaction workflows.
What You'll Need
- Bachelor's degree preferred; equivalent experience will be considered.
- Active Real Estate License required (must be current at time of application).
- 5+ years of experience in retail real estate transaction management, with a strong focus on lease negotiation.
- Proven experience managing end-to-end transactions including renewals, amendments, and lease execution.
- Strong client-facing experience supporting corporate real estate portfolios.
- Demonstrated ability to manage a high volume of transactions in a fast-paced environment.
- Ability to review and interpret complex lease documents independently.
- Strong communication skills with the ability to balance consultative discussions and execution.
- Proficiency in Microsoft Office (especially Excel); basic financial analysis skills.
Preferred (Nice-to-Have):
- Experience in telecommunications or distribution network real estate.
- Experience managing multi-site or portfolio-based transactions.
- Exposure to tools such as CoStar, Placer.ai, Tango, or similar systems.
