Description
Overview
We are seeking a results-driven Asset Manager / Real Estate Business Analyst to oversee the financial and operational performance of a multifamily apartment portfolio. This role is accountable for monthly performance evaluation, identifying underperformance, and driving actionable improvements across operations, revenue, expenses, and capital strategy.
This is not a passive reporting role. You will be expected to challenge assumptions, surface problems early, and recommend concrete changes that improve NOI, asset value, and execution discipline. You will be expected to be self-directed with the ability to prioritize consistent with management and ownership goals.
Core Responsibilities - Asset & Portfolio Performance
- Conduct monthly operational and financial reviews for each property
- Analyze rent growth, occupancy, delinquency, concessions, turnover, and bad debt
- Monitor expense categories and identify inefficiencies, cost overruns, and vendor issues - Ad-hoc reporting and analysis to support management and ownership
- Track NOI, cash flow, and variance vs. budget, prior periods, and underwriting
Analysis & Recommendations
- Identify root causes of underperformance and missed targets
- Develop specific, actionable recommendations to improve results
- Quantify financial impact of proposed changes and prioritize by ROI
- Present clear recommendations to ownership and leadership
Operational Oversight
- Evaluate property management company performance and KPIs
- Review leasing, marketing, and revenue management strategies
- Assess staffing levels, payroll efficiency, and onsite execution
- Flag operational risks early
Budgeting & Forecasting
- Assist in annual budgets and reforecasts
- Maintain rolling forecasts
- Stress-test scenarios for rents, expenses, and occupancy
Capital & Strategic Support
- Analyze capital projects and value-add initiatives
- Track capex performance against expected returns
- Support acquisitions, refinances, and dispositions
Reporting & Communication
- Produce concise monthly asset reports
- Communicate insights clearly to executives and partners
- Hold managers accountable with data
Requirements
Required Qualifications
- 3-7+ years in multifamily asset management or real estate analysis
- Strong understanding of apartment operations
- Advanced Excel and financial modeling skills
- Experience working with property management companies
