Job description

The Construction Project Manager II develops and implements product improvement standard operating procedures and collaborates in partnership with architects, engineers, vendors, trade partners and management team members. Oversees & manages the entire lifecycle of assigned construction projects to include: Pre-development strategy on design, both home and community costing and schedules; coordination of associated departments during construction oversight and evaluation of on-site personnel; coordination of subcontractors, materials and equipment; ensures work proceeds as specified, on budget and on schedule; all project documentation is properly completed; and the project is successfully closed out and delivered timely. Organizes and leads market-wide audits of products; provides audit results and recommendations in building best practices and efficiencies for corrective action, as needed.
Description of Essential Job Functions
  • Performs on-site activities to monitor the progress of construction by walking through each home daily, reviews status of work completed during the period covered, oversees work is accurately proceeding in accordance with plan specifications and designated delivery plan. Reviews and confirms project completion by performing final walk-through inspections of work performed to ensure property is certified and takes appropriate action to correct repairs, if needed. Performs and documents quality control reviews during lifecycle of construction projects/jobsites to ensure clean, SWPPP and OSHA compliance per governing rules and regulations.
  • Monitors construction master schedule and budget for work being performed by vendors on assigned communities. Adjusts as needed for change orders. Reviews plans and specifications for all products under management. Provides feedback and/or redline recommendations of plans. Participates in pre-construction meetings, lot sequencing and site preparations as assigned.
  • Updates and maintains required databases accurately for work performed on assigned communities. Administers quality reviews prior to changing construction status to completion in required databases. Communicates and finalizes necessary quality steps prior to approving release of funds to assigned vendors.
  • Facilitates project scope of work, deliverables, project budget, and master project schedules on properties within market areas assigned. Collaborates with key stakeholders and recommends subcontractors, vendors, and trade partners to assign project work at various construction project locations. Builds and maintains up to date schedules and reporting to ensure on-time delivery. Routinely communicates and escalates to management significant delays in schedule, vendor issues, and/or material shortages.
  • Schedules and leads routine training of staff, including new hire on-boarding. Trains and evaluates employees to enhance performance, development, and work product. Mentors lower-level staff in company policies and best practices. Participates with direct Manager on providing feedback in areas of performance management and/or corrective action, as needed. Demonstrates strong conflict resolution skills by addressing team concerns and solving problems.
  • Follows all organizational systems, programs, training, policies, and procedures as required and complies with relevant legal mandates. Seeks guidance as necessary.
  • Actively supports and participates in the safety program, both for self-protection and the protection of other employees, by reading and abiding by all requirements in the Injury and Illness Prevention Program (I2P2).
  • Carries out all responsibilities in an honest, ethical, and professional manner.
  • Handles various other duties as delegated by direct supervisor/management.

Education/Experience/Certification/Licensure
  • High School Diploma/GED or the equivalent job-related experience of at least 10 years direct management of multi and/or single-family construction in a high production environment.
  • Bachelor's degree in construction management, Construction Science, Architecture, Engineering and/or related preferred.
  • Minimum seven (7) years' experience in new home construction project management, Site/Construction Superintendent and/or related.
  • Relevant broad knowledge managing construction on multiple communities, overseeing large residential communities with multiple building types required.
  • Minimum three (3) years' experience acting as a Team Lead/Supervisor. Overseeing day-to-day departmental objectives, quality, and compliance for assigned team.
  • Setting goals and objectives for assigned team members for achievement of operational results.
  • Valid driver's license and satisfactory driving record required.
  • General Contractors License preferred.
  • Construction Safety State Regulated Certification (OSHA 10-Hour Course) preferred. To be completed within 60 days from date of hire.

Knowledge/Skills/Abilities
  • Advanced knowledge of construction building and materials.
  • Basic knowledge of regional building practices.
  • Advanced knowledge of local vendor/trade base.
  • Intermediate proficiency in MS Office.
  • Advanced knowledge of financial terms and principles.
  • Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis.

Compensation
The anticipated pay range/scale for this position is $75,297 to $99,768 Annually. Actual starting base pay within this range will depend on factors including geographic location, education, training, skills, and relevant experience.
Additional Compensation
This position is eligible to receive quarterly bonus payments.

The Company provides 9 paid holidays per year, and, upon hire, new employees will accrue paid time off (PTO) at a rate of 0.0577 hours of PTO per hour worked, up to a maximum of 120 hours per year.
