Job description

The Asset Manager role sits within the Global Real Estate & Facilities (GREF) organization, reporting to the Sr. Asset Manager. This role will provide operational oversight to owned corporate facilities in Austin, TX and will provide support to broader Asset & Retail Management initiatives as needed. The Asset Manager will be responsible for working onsite day-to-day with third party property management teams to ensure a best-in-class site experience, budget adherence, appropriate A/R and A/P management, and tenant management.
This role requires excellent problem solving skills and close collaboration with diverse stakeholder groups, including Finance, Legal, EHS, ACS, and PR. The ideal candidate will be a self-starter who is comfortable working in a sometimes ambiguous environment.
Key job responsibilities
Provide operational oversight at corporate assets, partnering with local property management teams to:
- Inform and evaluate budget input from third-party property management teams. Track financial performance to budget.
- Oversee repairs and maintenance, ensuring timely and adequate completion.
- Foster positive tenant relationships: promptly address tenant concerns; ensure timely and accurate billing and rent collection; and require adherence to lease terms.
- Track vendor KPIs and achievement of SLAs.
- Lead regular property inspections and audits.
- Oversee brokerage efforts for new leases, renewals, and other leasing activities.
About the team
The Asset & Retail Management team operates within Amazon's Global Real Estate & Facilities (GREF) organization. A&RM oversees property management, engineering, retail leasing, subleasing and community activation for Amazon's owned corporate portfolio in North America.
BASIC QUALIFICATIONS
- 5+ years of property management, asset management, portfolio management and/or real estate financial analysis experience
- Experience reading and interpreting lease language, managing critical lease dates, and conducting lease negotiations
- Experience utilizing commercial real estate software platforms such as Tango, Yardi, or MRI
- Bachelor's degree
PREFERRED QUALIFICATIONS
- Bachelor's degree in Business, Management, Real Estate, or another related field
- Experience working with and managing third party vendors
- Ability to operate proficiently in MRI

The base salary range for this position is listed below. Your Amazon package will include sign-on payments and restricted stock units (RSUs). Final compensation will be determined based on factors including experience, qualifications, and location.
