Job Description:
Position Overview:
This role will play a key part in supporting market research, financial analysis, and operational strategy for our existing portfolio, as well as potential developments and acquisitions. The ideal candidate will have a strong analytical skill set, a solid understanding of property management operations, and the flexibility to take on special projects that drive portfolio performance and growth. This role will report to the Associate Vice President, Vice President and Senior Vice President.
Key Responsibilities:
  • Market Analysis - Research and track market trends, rental rates, occupancy levels, and competitive positioning to inform strategic decisions.

  • Financial Modeling & Budgeting - Prepare detailed pro forma budgets and financial analyses for potential development projects, acquisitions, and repositioning opportunities.

  • Data Analytics - Utilize ZRS's internal data to gain insights into property performance and opportunities for site level enhancements

  • Operational Understanding - Develop a working knowledge of property management procedures, including leasing, marketing, maintenance, and resident services, to ensure alignment between investment strategy and day-to-day operations. Performing on-site property management duties may be required from time to time.

  • Special Projects - Support leadership with ad hoc initiatives such as due diligence, operational audits, portfolio reporting, process improvement efforts and analysis.

  • Collaboration - As requested, partner with internal departments across accounting, operations, and marketing to provide data-driven insights and actionable recommendations.

  • Reporting & Presentations - Prepare professional reports, presentations, and memos for leadership, investors, and other stakeholders.

  • Prepare internal case studies.

  • Act as lead during the new business presentation preparation process.

Qualifications:
  • Bachelor's degree in Real Estate, Finance, Business Administration, or related field (Master's degree a plus).

  • 1-3 years of experience in real estate investment, asset management, property management, or related field; multifamily experience preferred.

  • Strong analytical and quantitative skills, with proficiency in Excel and financial modeling.

  • Excellent written and verbal communication skills, with the ability to present complex information clearly.

  • Self-motivated, detail-oriented, and able to manage multiple priorities in a fast-paced environment.

  • Familiarity with property management software and market research tools preferred.
