Job description

The Financial Analyst supports the company’s asset management, finance, investment and development teams through financial modeling, underwriting, budgeting, forecasting and reporting activities across the portfolio. This role is responsible for evaluating development and acquisition opportunities, monitoring asset performance and supporting short and long-term financial strategies. This role requires strong analytical and organizational skills, attention to detail, and the ability to manage multiple assignments and deadlines. The Financial Analyst is expected to support decision-making by providing accurate financial information, maintaining reporting models and assisting with portfolio and investment analysis activities. This position works closely with internal teams to provide financial analysis and reporting related to acquisitions, development projects, refinancing activities, and ongoing operations.
Minimum Qualifications
• Bachelor’s degree in Finance, Real Estate, Accounting, Economics, or a related field
• Proficient in CoStar / CoStar Analytics, Yardi and Argus Enterprise
• Proficient in MS Office programs and advanced proficiency in MS Excel
• Solid understanding of real estate financial metrics (NOI, cap rate, IRR, DCF, DSCR, debt yield)
• Strong understanding of commercial lease structures (NNN, gross, modified gross)
• Working knowledge in Project Management
• Non-DOT Drug Test is required
• Valid Texas Driver’s License with acceptable Motor Vehicle Record (MVR) and background check is required
Typical Duties
• Builds and maintains pro forma financial models for ground-up development, value-add, and stabilized assets.
• Performs discounted cash flow (DCF), IRR, equity multiple, and cash-on-cash return analyses.
• Underwrites acquisition and development opportunities including sensitivity and scenario analysis.
• Models capital structures including joint ventures, preferred equity, and construction-to-perm financing.
• Assists in the preparation of annual operating budgets and multi-year capital plans.
• Prepares quarterly reforecasts and variance analyses against budget and prior year.
• Supports construction draw schedules and development budget tracking.
• Prepares lender reporting packages with financial and operational metrics.
• Tracks KPIs including NOI, occupancy, rent growth, cap rates, and debt service coverage.
• Analyzes lease rollover schedules, tenant credit profiles, and market rent comparables.
• Maintains valuation models for the existing portfolio to support hold, sell, and refinance decisions.
• Conducts market research on comparable sales, lease comps, and macroeconomic trends.
• Supports due diligence on acquisitions and dispositions.
• Prepares investment reports and presentation materials for asset management and executive teams.
• Assists with lender reporting, covenant compliance tracking, and refinancing analyses.
• Assists the accounting team with loan draw requests and coordinate with construction lenders.
• Models debt scenarios including fixed vs. floating rate, interest rate hedging, and loan maturity schedules.
