Multi-Family Property Accountant Controller– Vero Beach, FL
Full-Time |


We are looking for a Multi-Family Tax Controller that will lead all tax planning, compliance, property tax assessments, and tax-related accounting functions across a growing portfolio of multi-family residential real estate assets. This role bridges entity-level controller duties (financial reporting, GL oversight, and cash management) with tax strategy, managing partnership distributions, K-1 generation, property tax appeals, and multi-state tax compliance. The ideal candidate works closely with asset managers, property management operations, and external CPA firms to minimize tax liabilities and preserve asset value.


Key Responsibilities

Tax Strategy & Compliance

  • Oversee federal, multi-state, and local tax compliance for all operating entities, property LLCs, and joint ventures within the multi-family portfolio.
  • Manage annual tax package preparation and workpapers to coordinate seamless 1065 partnership tax return filings and Schedule K-1 issuance with external CPA firms.
  • Monitor and execute cost segregation studies, 1031 exchanges, bonus depreciation tracking, and historic/affordable housing tax credits (LIHTC), where applicable.
  • Analyze transaction structures for new property acquisitions, dispositions, and refinances to optimize tax efficiency.

Property Tax Administration & Assessment Appeals

  • Oversee real estate and personal property tax assessments, filings, and payment deadlines across all multi-family assets.
  • Review annual property valuations; partner with external tax consultants and attorneys to file property tax appeals and negotiate lower assessed values.
  • Maintain accurate property tax escrow reconciliations and forecast property tax line items for annual property-level operating budgets.

Financial Controller Functions

  • Maintain GAAP compliance and general ledger integrity across single-purpose entities (SPEs) and property-level books.
  • Oversee month-end and year-end financial close processes, ensuring precise recording of capital expenditures, repairs vs. improvements, and fixed asset depreciation.
  • Manage cash flow forecasting, lender debt covenant compliance, and investor capital account tracking/distribution calculations.
  • Act as the primary point of contact for external financial audits and tax reviews.

Position Requirements

Education & Credentials

  • Bachelor’s Degree in Accounting, Finance, or Taxation (Master’s in Taxation or MSA preferred).
  • Certified Public Accountant (CPA) license active and in good standing (strongly preferred).

Experience

  • 7–10+ years of progressive real estate accounting experience, with at least 3 years in a Controller, Senior Tax Manager, or similar leadership capacity.
  • Direct Multi-Family Experience: Strong background handling tax and accounting nuances for multi-family residential portfolios (market-rate, student housing, or affordable housing/LIHTC).
  • Demonstrated experience with partnership tax accounting (Subchapter K), 1031 exchanges, and multi-state real estate taxation.

Technical Skills

  • Advanced proficiency in real estate ERP software (Yardi Voyager).
  • Advanced Microsoft Excel capabilities (financial modeling, pivot tables, complex tax formulas).
  • Deep understanding of local property tax assessment methodologies and tax appeal processes.
