Job description

Kelso Building Services delivers commercial HVAC, mechanical, and facility support solutions to businesses throughout the region. As part of Kelso Industries, we combine local market expertise with the resources of a growing national organization.
Our focus is simple: help customers maintain reliable, efficient building systems while creating long-term partnerships built on service, responsiveness, and trust. As we continue to expand, we're looking for professionals who can strengthen customer relationships and identify opportunities to add value over time.
Position Overview
The Commercial HVAC Client Relationship Manager is responsible for managing and expanding a portfolio of existing service customers. This role serves as the primary point of contact for clients, helping ensure a positive experience while identifying opportunities for contract renewals, additional services, and long-term account growth.
Success in this position comes from building lasting relationships, understanding customer needs, and collaborating closely with operations teams to deliver outstanding service.
This role is centered on account retention and development, with some prospecting for new business opportunities when appropriate.
Key Responsibilities
Manage Customer Relationships
  • Serve as the main contact for assigned commercial accounts.
  • Build strong relationships with facility managers, property managers, building owners, and other stakeholders.
  • Conduct regular account reviews and maintain ongoing communication.
Drive Contract Renewals
  • Manage preventive maintenance and service agreement renewals.
  • Prepare renewal proposals and ensure customer programs remain aligned with operational needs.
  • Support contract retention through proactive account management.
Grow Existing Accounts
  • Identify opportunities for equipment upgrades, repairs, replacements, and additional service offerings.
  • Expand service presence within existing customer locations and portfolios.
  • Partner with operations teams to develop practical solutions for customers.
Develop New Business Opportunities
  • Generate and qualify new prospects within the local market.
  • Leverage industry relationships and referrals to build awareness of Kelso Building Services.
  • Coordinate with leadership on larger regional or multi-location opportunities.
Maintain Sales Activity and Forecasting
  • Keep CRM records accurate and current.
  • Track opportunities, renewal schedules, customer interactions, and forecasts.
  • Provide regular pipeline updates and account status reports.
Preferred Experience
We're looking for a relationship-focused professional who understands commercial building services and enjoys helping customers solve problems.
Qualified candidates will typically have:
  • 5+ years of experience in commercial HVAC, mechanical services, controls, facilities services, or related industries.
  • Experience managing customer accounts and service agreements.
  • Demonstrated success in customer retention and account growth.
  • Knowledge of preventive maintenance programs and recurring service contracts.
  • Strong communication, presentation, and relationship-building skills.
  • Experience using CRM platforms to manage opportunities and customer activity.
  • A valid driver's license and the ability to travel locally within the market.
What Makes Someone Successful Here
The strongest candidates are trusted advisors who understand their local market and bring credibility with customers. They know how to balance customer service, business development, and operational coordination while creating long-term value for clients and the company.
You are likely a great fit if you:
  • Build relationships naturally.
  • Take ownership of customer satisfaction.
  • Are comfortable discussing service solutions and business needs.
  • Enjoy growing existing accounts while pursuing strategic opportunities.
  • Work effectively with both customers and internal teams.
What We Offer
  • Competitive base salary plus incentive compensation
  • Health, dental, and vision benefits
  • Paid time off and holidays
  • Career advancement opportunities within a growing national organization
  • The support of an experienced operations and service team
  • A collaborative environment focused on long-term customer success
