Job description

The Opportunity

Our client, located in Guelph, ON is seeking a dependable, service-minded individual to provide weekend and vacation coverage for the Building Superintendent at a 105-unit condominium.

This relief role is well suited to someone who is practical, responsive, and comfortable being the first point of contact when routine questions or unexpected building issues arise.

Most of the coverage period is spent on call. Regular on-site duties generally require approximately 1-2 hours per day, with additional time required only when an issue needs attention. The successful candidate will help maintain a safe, clean, and welcoming environment for residents while ensuring urgent matters are handled promptly and professionally.

Key Responsibilities

  • Complete scheduled morning and evening walk-throughs of the building and common areas.
  • Carry and answer the designated coverage phone, respond to resident calls, and assess the urgency of each request.
  • Act as the first point of contact for building-related emergencies and follow established notification, escalation, and contractor call-out procedures.
  • Monitor entrances, hallways, amenity areas, mechanical spaces, parking areas, and other common elements for safety, cleanliness, damage, or unusual conditions.
  • Perform minor cleaning and light housekeeping in common areas as needed, including addressing small spills or immediate concerns.
  • Monitor the garbage and recycling room, maintain general order, and report collection, overflow, contamination, or equipment concerns.
  • Complete minor, basic maintenance tasks that are within your knowledge and authorization; promptly report work requiring a licensed trade or specialized contractor.
  • Document incidents, service calls, observations, actions taken, and outstanding follow-up items for the Building Superintendent or property management.
  • Communicate respectfully with residents, visitors, contractors, emergency services, and property management while maintaining appropriate confidentiality and boundaries.
  • Support vacation coverage for the regular Building Superintendent based on an agreed schedule and advance availability.

  • Experience coordinating with contractors, property managers, or emergency service providers.

Schedule and Working Conditions

  • Weekend coverage and occasional vacation relief, scheduled based on operational needs and the successful candidate’s availability.
  • The majority of assigned time is on call. Routine on-site duties generally total approximately 1-2 hours per day.
  • Additional attendance may be required if a resident concern, emergency, contractor visit, or building issue arises.
  • Work is performed in person at the condominium property in Guelph, Ontario.
  • The role may involve walking through the property, using stairs, standing, bending, and completing light cleaning or minor maintenance.
