Job description:

Position Summary
Under the direction of Senior Management, the Senior Project Manager will assume full accountability for the acquisition, planning, execution, and close-out of commercial construction projects (office, retail, hospitality, industrial, etc.), expressly excluding residential work. This role is structured with a highly competitive total compensation package—base salary of $100,000–$300,000 per year plus substantial performance-based bonuses—and is therefore targeted to candidates who can immediately contribute through both business development and project delivery.

Key Responsibilities

  • Business Development & Pipeline Ownership
  • Independently cultivate, pitch, and secure non-residential projects across diverse commercial sectors.
  • Maintain and grow a personal network of clients, architects, and industry influencers to sustain a robust pipeline of work.
  • Project Leadership & Delivery
  • Oversee full project lifecycle: budgeting, scheduling, procurement, subcontractor management, safety compliance, quality control, and punch-list resolution.
  • Serve as primary liaison among clients, superintendents, architects, vendors, and corporate leadership, ensuring transparent communication and alignment.
  • Financial & Operational Oversight
  • Monitor project financials, including cost tracking, change-order management, and profitability analysis.
  • Proactively identify and resolve budget variances, schedule risks, and scope changes.
  • Team Development & Accountability
  • Mentor and hold site superintendents and junior project managers to rigorous standards of performance, cleanliness, punctuality, and craftsmanship.
  • Enforce accountability measures and foster a high-performance culture without requiring senior-executive intervention.

Required Qualifications

  • Proven Rainmaker: Minimum of 3 years’ experience leading commercial construction projects (non-residential) with documented success in sourcing and winning at least $2m revenue in new work annually.
  • Technical Competence: Expert ability to interpret blueprints and specifications, coupled with comprehensive knowledge of commercial construction methods, materials, and local code requirements.
  • Leadership & Communication: Exceptional organizational skills, with demonstrated capacity to lead cross-functional teams, negotiate with stakeholders, and maintain client satisfaction.
  • Entrepreneurial Mindset: Self-starter who proactively identifies market opportunities, drives business growth, and operates with minimal oversight.
  • Detail Orientation: Meticulous approach to schedule management, quality assurance, and contractual compliance.

Compensation & Benefits

  • Base Salary: $100,000–$300,000 per year
  • Bonuses: Substantial performance-based incentives tied directly to business development targets and project profitability
  • Benefits: Comprehensive health, dental, vision, retirement plan, paid time off, and professional development support
