Job description

Education

Associate degree in business or related field normally required; specialized loan processing education/training.

Experience

A minimum of two (2) years' related experience normally required.

  • Thorough knowledge of loan processing policies and procedures, including documentation requirements.
  • Working knowledge of current retail and mortgage lending regulations.

  • Ability to prioritize work in order to meet deadlines.
  • Visual and auditory skills.
Role and Responsibilities

Responsible for performing a variety of duties to support the loan processing function; coordinating work within the department, as well as with other departments; reporting pertinent information to the immediate supervisor; responding to inquiries or requests for information.

Essential Duties

Performs a variety of duties to support the loan processing function as follows:

  1. Completes the funding blocks in Navigator daily as needed.
  2. Communicates daily with Loan Officer.
  3. Receives loans for initial processing; runs CIP, orders flood, title, and appraisal, places barcode pages into e-folder, runs DRIVE fraud report, request underwriting and view LP findings, and confirms USPS has been completed.
  4. For land purchases, accesses Military Lending Act website and runs borrower’s names; places results into the Encompass e-folder.
  5. For government loans (VA, FHA, USDA), orders tax transcripts, FHA case number, and VA Certificate of Eligibility, runs CAIVRS report in the FHA system, prints LDP list out of FHA system, and runs all names associated with the transaction through GSA in the FHA system; places reports/results in appropriate placeholders in Encompass.
  6. Reviews new loan file for paystubs, W2s, bank statements, complete two-year job history, credit inquiry explanation, application fee, and driver’s licenses; notifies the loan officer of any missing information.
  7. Creates and submits file to Underwriting for initial review; after review is complete, sends needed conditions to the Loan Officer.
  8. Create Preliminary Conditions for Underwriter to review.
  9. Completes other conditions including written or verbal verifications of employment, verification of rent, verification of mortgages, updates/changes to title work requests, etc.
  10. Calls and requests homeowner’s insurance information based on projected closing date.
  11. Uploads information (i.e. title work, VOEs, bank statements, etc.) into Encompass and attaches to the appropriate Underwriting Condition.
  12. Logs appraisal information into Encompass on the Transmittal Summary; ensures the appraisal group sent the report to the borrower and ran the UCDP report with a “successful” outcome; runs the EAD report if the file is FHA.
  13. Sends out electronic re-disclosures to the borrower as needed.
  14. Works with Loan Officer and Underwriting to clear all conditions until the file has a clear to close.
  15. Assist with scheduling of loan closing.
  16. Completes final checklist in Encompass; inputs closing date, completes verbal verification of employment within 10 working days of closing, completes the loan code sheet, and performs final review of all documents in the file.
  17. Completes final processing milestone and moves file to the closers.
  18. Works with the servicing group and closers as needed to clear issues on closed files, i.e. insurance corrections, investor requires additional information, etc.
  19. Coordinates departmental tasks with coworkers inside and outside the department in order to ensure an efficient process and the completion of essential tasks needing proper segregation of duties.
  20. Abides by the current laws and organizational policies and procedures designed and implemented to promote an environment which is free of harassment and other forms of illegal discriminatory behavior in the work place.
  21. Cooperates with, participates in, and supports the adherence to all internal policies, procedures, and practices in support of risk management and overall safety and soundness and the Bank's compliance with all regulatory requirements, e.g. Community Reinvestment Act (CRA), Bank Secrecy Act (BSA), Equal Credit Opportunity Act, etc.
  22. Reports pertinent information to the immediate supervisor as requested, or according to an established schedule; compiles information as necessary or as directed and provides data to appropriate Bank personnel.
  23. Responds to inquiries relating to his/her particular area, or to requests from customers, other Bank personnel, etc., within given time frames and within established policy.
Ancillary Duties

Performs tasks which are supportive in nature to the essential functions of the job, but which may be altered or re-designed depending upon individual or departmental circumstances.
