Multifamily Preconstruction Estimator
Location: Pataskala, Ohio
Salary: Bssed on Experience
Full Benefits, Profit Sharing & 401K
Monday – Friday, Flexible.

Opportunity
Contract Lumber is seeking a Multifamily Preconstruction Estimator to support our growing multifamily business. This position is responsible for reviewing construction plans, completing material takeoffs, developing project estimates, identifying value engineering opportunities, and helping ensure projects are accurately scoped and budgeted before transitioning to our operations team.
We're looking for someone who understands how a multifamily project moves from plans and pricing to materials and execution. This person should be able to look beyond the numbers, identify potential problems early, find opportunities to improve project value, and provide our operations team with a clean and accurate project handoff.
Day to day:
  • Prepare conceptual, schematic, and final project estimates for multifamily construction projects.
  • Review architectural and structural plans to determine lumber, engineered wood products, and other building material quantities.
  • Identify scope gaps, discrepancies, and potential issues within construction drawings and specifications.
  • Recommend alternative materials, products, or construction methods that can reduce costs while maintaining project quality and performance.
  • Work with suppliers, vendors, and internal teams to obtain current material pricing and develop accurate project budgets.
  • Collaborate with sales, purchasing, design, and operations throughout the preconstruction process.
  • Ensure budgets, contracts, material scopes, assumptions, and project requirements are clearly communicated to the operations team before construction begins.
  • Stay informed of lumber and building material pricing, product availability, and market conditions that may impact project costs.
Skill Set:
  • Previous experience in construction estimating, preconstruction, multifamily construction, or a related field preferred.
  • Ability to read and interpret architectural and structural construction plans.
  • Experience performing material quantity takeoffs.
  • Knowledge of lumber, engineered wood products, framing systems, and building materials is preferred.
  • Strong mathematical, analytical, and problem-solving skills.
  • Proficiency with Microsoft Excel and estimating or takeoff software.
  • Strong attention to detail and organizational skills.
  • Ability to manage multiple projects and deadlines.
  • Strong communication skills and the ability to work effectively across multiple departments.
