    Planned Companies - Property Manager - Job Description

    Schedule: Monday-Friday 9:00AM-5:00PM

    Pay Rate: $75,000, + $10,000 bonus

    Summary

    The Property Manager is responsible for overseeing the day-to-day operations, financial performance, and overall management of a residential or multifamily property. This role ensures the property is maintained to the highest standards while delivering exceptional service to residents and maximizing asset value for ownership. The Property Manager leads on-site staff, manages budgets, oversees resident relations, and ensures compliance with all company policies, regulatory requirements, and property objectives.

    Primary Job Responsibilities:

    • Oversee all daily operations of the property, ensuring a safe, clean, and well-maintained environment
    • Lead, develop, and supervise on-site team members, including leasing, maintenance, concierge, and administrative staff
    • Manage resident relations by addressing concerns, resolving issues, and promoting resident satisfaction and retention
    • Prepare, administer, and monitor property operating budgets and financial performance
    • Review and approve invoices, purchase orders, and vendor contracts in accordance with company policies
    • Monitor rent collections, delinquency reports, and lease compliance
    • Oversee leasing and occupancy initiatives to achieve and maintain occupancy goals
    • Conduct regular property inspections to ensure compliance with company standards and identify maintenance or safety concerns
    • Coordinate capital improvement projects, unit renovations, and property upgrades
    • Manage vendor relationships and oversee contractor performance to ensure quality service delivery
    • Ensure compliance with all federal, state, and local housing regulations, Fair Housing requirements, and company policies
    • Prepare and present operational, financial, and occupancy reports to ownership and senior leadership
    • Support emergency response efforts and business continuity planning as needed
    • Foster positive relationships with residents, ownership groups, board members, and community stakeholders

    Requirements:

    • Bachelor's degree in Business, Property Management, Real Estate, or a related field preferred
    • 3+ years of property management experience, preferably in residential or multifamily housing
    • Experience managing property budgets, financial reporting, and operating expenses
    • Strong leadership and team management skills
    • Knowledge of Fair Housing regulations and residential property management best practices
    • Excellent customer service, communication, and conflict resolution skills
    • Experience with property management software such as Yardi, AppFolio, RealPage, Entrata, or similar platforms
    • Strong organizational skills with the ability to manage multiple priorities and deadlines
    • Ability to analyze financial and operational data to support business decisions
    • Professional appearance and demeanor
    • Ability to work flexible hours as needed to support property operations and resident needs
