Job Title: Property Manager (HOA / Community Association)
Location: O'Fallon, IL (On-site)
Salary: $45,000 - $50,000
About the Role
HOATalent is hiring on behalf of Community Property Management (CPM Gateway) for a Property Manager to support the day-to-day operations of residential communities, including HOAs, condos, and neighborhood associations across Illinois and Missouri.
This role is ideal for someone with property management, HOA management, leasing, or strong administrative experience who enjoys working directly with residents, board members, and vendors.
Key Responsibilities
  • Manage daily operations of assigned HOA and residential communities
  • Conduct routine property inspections and identify maintenance or compliance issues
  • Coordinate vendors and contractors for repairs, maintenance, and capital projects
  • Serve as the primary point of contact for homeowners, HOA board members, and committees
  • Prepare board meeting materials and attend board and annual meetings (some evenings required)
  • Maintain accurate records, reports, and community documentation
  • Support budgeting, invoice processing, and accounts receivable tracking
  • Assist with monthly financial reporting, including variance reports
  • Collaborate with internal teams to ensure smooth community operations
  • Build and maintain strong relationships with vendors and stakeholders

Required Qualifications
  • 2+ years of experience in property management, HOA management, leasing, administrative support, or customer-facing roles
  • Strong organizational and time management skills
  • Excellent written and verbal communication skills
  • Proficiency in Microsoft Office (Excel, Word, Outlook)
  • Ability to manage multiple priorities and deadlines

Preferred Qualifications
  • Experience with HOA or community association management
  • Familiarity with property management software (AppFolio, Yardi, Buildium, or similar)

Work Environment & Requirements
