    Job description

    Position Overview

    We are seeking an experienced Multifamily Superintendent to oversee the day-to-day construction operations of residential multifamily and townhome projects. The successful candidate will be responsible for managing site activities, coordinating trades, maintaining project schedules, ensuring quality standards, and promoting a safe work environment throughout all phases of construction.


    Key Responsibilities

    • Lead all on-site construction activities for multifamily residential and townhome developments from excavation through occupancy.
    • Coordinate and supervise subcontractors, suppliers, and site personnel to maintain productivity and schedule commitments.
    • Monitor project progress, identify potential delays, and implement solutions to keep projects on track.
    • Conduct regular site inspections to ensure workmanship meets company quality standards, building codes, and project specifications.
    • Promote and enforce site safety policies while maintaining compliance with OH&S regulations.
    • Collaborate closely with project managers, consultants, inspectors, and homeowners as required.
    • Manage site logistics, material deliveries, and equipment utilization.
    • Complete daily reports, deficiency tracking, inspections, and project documentation.
    • Lead trade meetings and communicate project updates to stakeholders.
    • Support project turnover activities, including deficiency resolution and warranty coordination.


    Qualifications

    • 5+ years of experience as a Superintendent on residential construction projects.
    • Direct experience with multifamily wood-frame, townhome, or stacked townhome developments.
    • Strong understanding of residential construction practices, sequencing, and building systems.
    • Experience managing multiple trades and coordinating complex project schedules.
    • Thorough knowledge of Alberta building codes, safety regulations, and quality control processes.
    • Ability to read and interpret construction drawings, specifications, and site plans.
    • Strong leadership, communication, and problem-solving skills.
    • Proficiency with construction management software and digital reporting tools is considered an asset.
