Temporary Building Superintendent - Residential Maintenance

Summary/Objective:
We are looking for hands-on Temporary Building Superintendents to provide interim maintenance and building operations coverage at residential properties across New York City and Long Island based on operational needs. The Temporary Building Superintendent is responsible for supporting the maintenance, safety, cleanliness, and overall upkeep of residential buildings on a temporary basis. This role may support different properties depending on coverage needs and may not be assigned to one fixed property. Most schedules are daytime hours, but schedules, locations, and assignments may vary based on property needs. The assignment may conclude based on operational needs. This is a hands-on role. In addition to maintenance repairs and building coverage, the Temporary Building Superintendent may be expected to assist with porter duties, cleaning, trash removal, grounds, unit prep, snow removal, and other all-hands-on-deck work when needed. The ideal candidate has residential building maintenance, superintendent, handyperson, or facilities experience and is comfortable troubleshooting building issues, completing repairs, working in occupied apartments, responding to property needs, and communicating professionally with residents, property staff, vendors, and supervisors.

Location: Bronx, Brooklyn, Queens & Long Island

Essential function/Responsibilities: duties include but are not limited to the following:

  • Perform hands-on repairs and general maintenance work at residential properties.
  • Complete work orders in occupied apartments, vacant units, common areas, and other assigned areas.
  • Perform light plumbing, basic electrical, carpentry, painting, patching, plastering, hardware replacement, fixture replacement, appliance support, and general building repairs.
  • Maintain the building, grounds, exterior perimeter, common areas, trash areas, and assigned mechanical/support areas.
  • Conduct routine inspections of common areas, building conditions, grounds, equipment, and property needs.
  • Assist with move-in, annual, inspection-related, and vacant unit checks as needed.
  • Assist with unit turns, trash-outs, vacant unit preparation, and apartment readiness.
  • Support garbage removal procedures and help ensure trash/recycling areas are maintained properly.
  • Clean public spaces as needed, including building entrances, steps, yards, hallways, stairwells, lobbies, exterior areas, and other common areas.
  • Respond to maintenance needs, emergencies, and changing property priorities as directed.
  • Communicate repair needs, unsafe conditions, leaks, damages, security concerns, or vendor-level issues to the Property Manager, Regional Manager, Field Operations team, or assigned supervisor.
  • Work with vendors, property staff, and maintenance team members as needed.
  • Maintain tools, equipment, supplies, and work areas in a safe and organized manner.
  • Use hand tools and power tools safely for routine maintenance and repair tasks.
  • Track time and provide updates on assigned work as directed.
  • Communicate professionally with residents, staff, vendors, and supervisors.
  • Follow property instructions, safety procedures, and company policies.

Pay Rate: $22.00 per hour

Requirements:

  • At least 5 years of maintenance, superintendent, handyperson, facilities, building maintenance, construction, or related hands-on repair experience preferred.
  • Prior residential building, apartment building, or property maintenance experience strongly preferred.
  • Prior superintendent, lead maintenance, or building operations experience preferred.
  • Solid working knowledge of painting, patching, basic electrical, plumbing, carpentry, appliance support, and general building repairs.
  • Experience working with older building infrastructure preferred.
  • Knowledge of REAC/NSPIRE standards, inspection requirements, violations, or affordable housing property operations is a plus.
  • Ability to troubleshoot basic building and apartment maintenance issues.
  • Comfortable working in occupied apartments and interacting professionally with residents.
  • Comfortable supporting porter-related duties, cleaning, trash removal, grounds, unit prep, and all-hands-on-deck work when needed.
  • Own basic tools required for general maintenance and handyperson tasks.
  • Hard-shell steel-toe work boots required before reporting to a property.
  • Ability to safely use common hand tools, power tools, and routine maintenance equipment.
  • Reliable attendance and punctuality required.
  • Strong communication skills and a professional demeanor with residents, staff, vendors, and visitors.
  • Comfortable using phone calls, text messages, email, and/or mobile apps for work communication when needed.
  • Ability to manage multiple tasks, respond to changing priorities, and follow through on assigned work.
  • Ability to perform physical, hands-on work throughout the day, including standing, walking, bending, lifting, carrying, climbing stairs, reaching, and working indoors or outdoors as needed.
  • Ability to lift up to 50 pounds as needed.
  • Flexibility to support different properties and schedules based on operational needs.
  • High school diploma or GED preferred.
