Position Overview ($125K-$150K+/year base + bonus = $250K-$300K+/year total comp)

We are seeking an experienced Sales Manger with deep expertise in real estate investing and private/hard money lending. This individual will serve as a subject matter expert and strategic resource for Loan Officers, helping them structure complex transactions, navigate borrower objections, and ultimately increase conversion and close rates.

The ideal candidate understands the investment real estate landscape from both the borrower and lender perspectiveand can coach Loan Officers in real time through sophisticated financing scenarios. This is not simply a sales management position—the successful candidate will have the technical lending knowledge and real-world investment expertise necessary to help Loan Officers win and close more business.

Required Industry Expertise

• Extensive knowledge of investment real estate, including fix-and-flip, ground-up construction, rental properties, BRRRR strategies, and DSCR lending.
• Deep understanding of hard money and private lending, including underwriting guidelines, leverage, loan structures, pricing, and risk considerations.
• Strong knowledge of real estate investment strategies and the financing needs of real estate investors.
• Ability to evaluate complex transactions and identify creative financing solutions that align with both borrower objectives and company lending guidelines.
• Strong understanding of borrower psychology, investor motivations, and the sales process involved in investment real estate financing.

Key Responsibilities

Sales Coaching & Development

• Serve as the primary sales and lending resource for Loan Officers across multiple states.
• Coach Loan Officers on how to effectively sell financing solutions based on the borrower's investment strategy and objectives.
• Develop Loan Officers' ability to identify opportunities, position financing solutions, overcome objections, and close business.
• Provide real-time coaching and guidance on challenging transactions and borrower conversations.
• Participate directly in borrower calls when appropriate to provide expertise and help move transactions toward closing.
• Teach Loan Officers how to effectively communicate value rather than compete solely on interest rate or pricing.
• Identify individual and team performance gaps and provide targeted coaching to improve conversion and close rates.
• Help develop high-performing Loan Officers into more confident and knowledgeable investment real estate financing professionals.

Deal Structuring & Lending Expertise

• Assist Loan Officers in structuring complex investment real estate transactions.
• Analyze borrower scenarios and recommend financing structures that meet the needs of the investor while remaining within company guidelines.
• Help Loan Officers navigate challenging borrower objections, financing scenarios, and underwriting considerations.
• Provide creative solutions when traditional financing structures may not meet the borrower's needs.
• Act as an escalation point for complex deals requiring advanced investment real estate or lending knowledge.

Market & Industry Leadership

• Stay current on real estate investment trends, investor strategies, lending products, market conditions, and competitive offerings.
• Monitor changes in hard money, private lending, DSCR, and other investment property financing products.
• Provide the sales team with insight into competitive lending strategies and emerging opportunities.
• Help establish best practices for selling and structuring investment real estate loans.

Required Qualifications

• Extensive professional experience in investment real estate lending, hard money lending, private lending, or a closely related field.
• Demonstrated expertise with fix-and-flip, ground-up construction, rental properties, BRRRR, DSCR, and other investor financing strategies.
• Proven success coaching or mentoring Loan Officers or lending sales professionals.
• Strong understanding of loan underwriting, leverage, pricing, loan structures, and lending guidelines.
• Demonstrated ability to structure complex transactions and develop creative financing solutions.
• Proven ability to improve sales conversion, overcome objections, and help close transactions.
• Excellent verbal and written communication skills.
• Strong presentation, coaching, and relationship-building abilities.
• Ability to think strategically while also providing hands-on, real-time support to the sales team.
• Strong business judgment and the ability to balance borrower needs with company risk parameters.
