Summary

Assists Senior Managing Director with long-term plans to achieve growth and financial profitability through strategic management of multi-family residential construction. Responsible for construction activities for new developments and alteration, remodeling, or renovation of existing properties throughout the region. Ensures compliance with specifications and contract terms and obtains government inspections and certificate of occupancy. Works with the development team on-site feasibility analysis, due diligence activities during the pre-development phase, negotiation of consultant and general contractor (“GC”) agreements, coordinating architects, designers, engineers, and construction team during the design process, and developing budgets related to the proforma for all project related activities. Works in a team environment with other primary stakeholders, including Legacy Partners executives, equity partners, construction lenders, consultants, general contractors, property management, and City and State authorities during all phases of the development process.

Essential d uties and r esponsibilities include the following. Other duties may be assigned.

Site Selection

This position will include working with Legacy’s regional partner(s) to assess and assist with site selection associated with new development opportunities. Responsible for assisting in due diligence activities prior to site acquisition that pertain to the constructability and cost to construct.

Pre-Development Project Management

During the pre-development period, prepare Requests for Proposals (RFPs) and work with the development team to select a general contractor and enter into an agreement with the selected GC to provide pre-construction services. Work with the development team in the creation of construction design documents through the receipt of building permits. Manage meetings with the design consultants and general contractor to ensure schedules meet closing deadlines and work to undertake any value-engineering efforts to bring the project costs in budget. Manage relationships with utility providers (electricity, gas, cable, TV, internet, etc.) to obtain will-serve letters and assess any costs associated with providing these services.

Construction Project Management

Manage the general contractor and design consultants during the pre-construction and construction phases of each project. This will include the following responsibilities:

1. Lead negotiations with the General Contractor for the construction contract.
2. Manage all Owner, Architect, and General Contractor weekly meetings at the construction site.
3. Review and manage all Requests for Information (RFI) submitted by the General Contractor.
4. Review submittals for accuracy.
5. Work to mitigate change orders and ensure construction is undertaken properly and the Owner’s risk is minimized.
6. Ensure that contractors are performing and providing deliverables per the construction agreement/contract.
7. Review all Application for Payments submitted by the General Contractor to ensure accuracy relative to actual project construction status and work with the Legacy Partners team to prepare the Funding Requests to equity partners and construction lenders.
8. Review schedules the GC provides and assess monthly the status of the project as it relates to the approved schedule.
9. Interface with the GC and property management to help coordinate unit and amenity punch work.
10. Interface with GC’s and report to Legacy management regarding scheduled vs. actual unit availability to facilitate resident move-ins.
11. Manage the close-out of the project, including managing punch work and acceptance of units and common areas, warranties, temporary occupancy, and final certificates of occupancy for the project.
12. Review all third-party consultant reports during the construction phase and ensure that any items raised are resolved.

Qualifications

Education/Experience: Undergraduate College Degree in finance, real estate development, architecture, or civil engineering; an MBA is a plus; a minimum of 10 years of related experience.

Language Ability

Ability to read and interpret contracts, agreements, reports, and accounting documents. Ability to write routine reports and correspondence. Good negotiating and organizational skills; ability to prioritize multiple tasks. Ability to speak effectively with managers and customers or employees of the organization. Must have strong written and verbal communication skills.

Math Ability

Financial acumen with the ability to analyze and lead underwriting opportunities. Ability to calculate figures and amounts such as fee calculations, management fees, developer fees, construction management fees, depreciation, proportions, and percentages. Ability to apply concepts of basic math and algebra.

Reasoning Ability

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Computer Skills

Excel, Word, Scheduling Software, E-mail, PowerPoint, Procore. Supervisory Responsibilities: This job requires the supervision of employees or multiple consultants to ensure quality results in their work.

Leadership Skills

Must be a hands-on problem solver. Critical thinking skills are required, with a focus on resolving problems and project completion. Must possess leadership and communication skills and work in tandem with the regional team to plan and deliver projects on time and on budget while keeping all participants working together to fulfill the mission.
