Job description

JOB TITLE: Maintenance Technician – Non-Exempt                         

REPORTS TO:     General Manager            

DIRECT REPORTS: NO                    

Position Summary: 

The Maintenance Technician is responsible for responding to maintenance requests as instructed by the Maintenance Manager/Supervisor or property staff, or as requested by residents or vendors. This position ensures that the physical aspects of the property meet the Company’s established standards and any applicable laws.

Essential Job Functions:

  • Schedules, monitors and/or performs preventative maintenance and apartment turns.
  • Diagnoses problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry wall, exterior structural, and appliances.
  • Ensures that work order requests are responded to promptly and professionally.
  • Ensures residential units have been turned in a timely and efficient manner, as well as determines if work has been completed properly.
  • Provides excellent customer service to prospective and current tenants, and promotes a quality living experience for all residents
  • Uses Siteplan to schedule and perform emergency maintenance work when required
  • Inspects buildings and grounds to ensure safety and cleanliness, and alerts Maintenance to items that need to be repaired.
  • Assists supervisor with scheduling and communicating with vendors and contractors
  • Assists supervisor with obtaining bids from outside contractors, as well as oversees contractor work for completeness
  • Assists with purchasing maintenance supplies for the property while staying within the planned budget
  • Accurately prepares and submits property invoices in accordance with established guidelines
  • Communicates with supervisor regarding the overall maintenance function of the property.
  • Participates in Company-provided training such as fair housing, safety, non-discrimination, and harassment prevention
  • Complies with all company standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws
  • Achieves high productivity through reliable and punctual attendance and report any tardiness, attendance and disciplinary issues to immediate supervisor
  • Other duties as assigned

Minimum Qualifications/Skills:

To perform the role successfully, an individual must be able to perform all essential functions satisfactorily. The requirements define the knowledge, skill, and/or ability necessary to perform the essential functions

  • May Require one or more of the following certifications:
    • EPA Certification, Type I and II
    • HVAC Certification
    • CPO Certification (pool)
    • Other licenses and/or certifications as required by state law

Desired Qualifications/Skills:

  • A high school education or equivalent is required (college hours preferred)
  • 1 year of electrical, painting, drywall and plumbing experience
  • Must be available for night/weekend call duty

Work Schedule: Monday-Friday, with extended hours and/or weekends being required as scheduled, or as needed to meet business needs.

Physical Requirements/Environment: The physical requirements described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Requirements include the ability to frequently sit, stand, walk, reach forward and overhead, and grasp. Must be able to bend, crouch or stoop. Must be able to lift and carry up to 100 lbs. and push and pull up to 100 lbs. with mechanical assistance. Must have close and distance vision and the ability to adjust focus.

While performing the functions of this job, the employee is regularly exposed to work near moving mechanical parts, work in high, precarious placed, outdoor weather conditions; frequently exposed to fumes of airborne particles; and occasionally exposed to toxic or caustic chemicals, extreme heat, risk of electrical shock, vibration. The noise level in the work environment is usually moderate.

The ability and means to travel locally, overnight, in specific regions or states via automobile and airplane may be required.
