    Job description

    POSITION: Due Diligence Project Manager, CapEx (Full Time, Exempt)
    COMPENSATION: Pursuant to Colorado regulations, if this job is performed in Colorado, the salary range is $85,000-$100,000. Eligible to participate in the company benefits plan.     SUMMARY
    As the Due Diligence Project Manager, you are primarily responsible for the management of acquisition due diligence physical condition assessments, inspections, CapEx budget information, and physical risk assessment for real estate acquisitions where Cardinal Group Real Estate Services has been engaged. This will often be in service of Cardinal Group Investment's acquisitions, though may also be required for third-party assets, or while supporting the Consulting and New Business Development teams. You will also be responsible for keeping and maintaining cost data and comparable estimated budget information to assist clients with CapEx planning and execution risk assessments. This role also requires leadership, collaborating with our CapEx project managers during the DD process. You will also be tasked with the testing and implementation of new technology that can improve Cardinal Group's cost estimating, due diligence and project planning capabilities. Project types typically include student and conventional multi-family residential renovation, with a focus on unit upgrades, and range in value from $2500k to $10MM.
    RESPONSIBILITIES (Including but not limited to)
    • Liaison with Cardinal Group Investment's Acquisitions (CGI Acq) team members or third party clients, frequently and as requested, to provide the appropriate support for pre-acquisition due diligence activities.
    • Own the relationships with our preferred and backup PCA vendors, such as Partner ESI, etc., and secure PCA proposals, manage the procurement process, schedule/coordinate the site visits and work deliverables, and integrate final PCA reports into our team's acquisition DD process deliverable.
    • Develop and lead collaboration for our CapEx Services "DD Memo" document to CGI Acq team, and work with the Acq team on any further detail requests or clarifications until DD Memo final copy acceptance.
    • Lead or co-lead vendor pricing requests during the Due Diligence process to confirm/establish scope budgets.
    • Collaborate through the DD process with a pre-determined CapEx project manager, who will execute the CapEx renovations/upgrades after acquisition.
    • Contribute to the underwriting process by evaluating how specific physical improvements will impact the asset's Net Operating Income and long-term valuation.
    • Lead or co-lead vendor pricing requests during the Due Diligence process to confirm/establish scope budgets.
    • Facilitate a formal transition of the CapEx plan and any operational impacts to the Asset Management and On-site Operations teams to ensure Day 1 operational alignment.
    • Maintain excellent relationships with all internal and external clients and team members.
    • Contribute to the development of Cardinal Group's platform by testing and implementing new technologies, processes, workflows, or general business practices. These technologies may be specifically focused on using new software, artificial intelligence or machine learning to automate key parts of the cost estimating and budget creation process.

    QUALIFICATIONS
    • Bachelor's degree in Construction Management, Architecture, Engineering, or comparable field and/or min 10 years of experience working with a construction firm, program management consultant, or general contractor.
    • Minimum 5 years experience working with multifamily property CapEx renovations/upgrades
    • Ability to demonstrate strong vendor and trade relationships, specifically for PCA vendors and multi-family rehab work.
    • Outstanding leadership, organizational, and customer service skills.
    • Proficiency in Google Suite and Microsoft office software applications; project management applications preferred.
    • Excellent written and verbal communication skills. Capability to write interdepartmental memos.
    • Effective facilitation of team and client meetings.
    • Strong interpersonal skills and problem-solving ability.
    • Ability to travel when needed to fulfill project responsibilities.
    • Meet strict deadlines and prioritize.
    • Excellent analytical skills, attention to detail and a strong work ethic.
    • Ability to solve problems and think outside-of-the-box.
