About the Role

We are seeking an experienced and detail-oriented Job Order Contract JOC-Project Manager

Key Responsibilities

  • Lead and manage multiple JOC projects concurrently from preconstruction through closeout.

  • Prepare detailed project estimates, budgets, and schedules, ensuring accuracy and adherence to JOC contract requirements.

  • Collaborate with clients, architects, engineers, subcontractors, and internal teams to develop project scopes and pricing proposals.

  • Oversee day-to-day field operations, ensuring compliance with safety, quality, and contractual obligations.

  • Monitor project progress, proactively identify issues, and implement solutions to keep projects on track.

  • Prepare and manage all project documentation, including submittals, RFIs, change orders, and closeout packages.

  • Foster strong client relationships to ensure repeat business and high satisfaction.

  • Maintain a deep understanding of JOC delivery methods and relevant procurement regulations, particularly in the K-12 sector.

Qualifications

  • Minimum of 5 years of direct experience estimating and managing JOC projects.

  • Proven success managing K-12 commercial construction projects preferred.

  • Proficient in JOC and estimating software, including Gordian / eGordian, RSMeans, Xactimate, Bluebeam Revu, and PlanSwift.

  • Strong knowledge of construction means, methods, and best practices.

  • Exceptional organizational, communication, and leadership skills.
