Job Description: Maintenance Lead

Apartment Lead Maintenance โ€“ Austin, TX

  • Full-time

Job Summary

Apply maintenance skills and customer service skills to ensure overall maintenance of the properties to ensure that all physical aspects of the properties meet all applicable laws as well as the companyโ€™s established standards. Troubleshoot and repair all aspects of the property and its units; plumbing, electrical, heating/cooling, carpentry, appliances, painting, drywall, etc. Work may be performed independently or as part of the maintenance team. This position operates within and contributes to an environment with Fair Housing laws and Equal Employment Opportunities. Reports to the Property Manager.

Responsibilities:

  • Troubleshoot work orders daily for residents, prioritizing the service requests and ensuring they are completed in a timely fashion.
  • Prepare vacant units for new residents, ensuring that the units meet the company standards/checklist.
  • Ensure the exterior grounds of the property and pool maintenance are kept clean daily.
  • During weather freeze warnings or winter storms, ensure all preventative measures are taken.
  • Conduct a walk-through of the entire property to ensure everything is in working order; if not, take the appropriate steps for correction.
  • Prepare for inspections and schedule outside contractors for projects, when necessary.
  • Be available for quick response per company policy for on-call duties as required.
  • Attend staff meetings as required or requested.
  • Manage upkeep to ensure sweeping, mopping, and vacuuming floors in communal areas are done, and manage the disposal of trash found in communal areas.
  • Painting communal areas and exterior walls.
  • Tracking inventory to ensure that you have adequate maintenance supplies.
  • Ensuring that fire extinguishers, hydrants, alarms, and emergency exits always remain in excellent working condition.
  • Provide daily updates on progress and daily maintenance operations to Property Manager
  • Must have own tools and HVAC Gauges
  • Other responsibilities as assigned by Property Manager or as requested by the corporate team.

  • Manual Skills โ€“ cleaning, groundskeeping, and removing snow when needed.
  • Appliance Repair โ€“ Troubleshooting and repair of parts, cleaning lint screen in washer/dryer, pumps, transmission, water heater troubleshooting repair, and replacement.
  • Carpentry โ€“ Proper use of hand and power tools, cabinetry, door hanging, to include installing hardware, closers, hinges, drywall repair and replacement, window repair, door repair or replacement, and replacement of shelving installation.
  • Electrical โ€“ Able to replace outlets, switches, light fixtures, circuit breakers, photocells, ballasts, understand and use basic test equipment, and have knowledge of fire and security system operation.
  • HVAC โ€“ Filter changes, coil cleaning, pump replacement, ability to troubleshoot using schematics and wiring diagrams, maintaining a type II EPA certification, understanding of how to use pressure gauges, charge, evacuate, and change out condensing units, air handlers, etc.
  • Plumbing โ€“ Basic plumbing repair on copper, PVC, CPVC, toilets, pump replacement, replacement of fixtures, valves, water heater troubleshooting, repair, and replacement, and ability to use an electric auger or snake.
  • Pool Care (CPO) โ€“ Filter cleaning, pool cleaning, chemical testing, knowledge of all shut-off, first aid, signage, and pump motor repair and replacement.
  • Mathematical Skills โ€“ the ability to calculate square footage and read proper measurements.

Working Conditions

Includes walking, standing, sitting, crouching, crawling, and climbing are necessary throughout the day. May be exposed to various weather conditions when working on the exterior of the property. It may be necessary to lift weights up to 100 pounds. It is essential to be safety conscious as there is exposure to moving mechanical parts, fumes/airborne particles, and the risk of electrical shock.

Driving Requirements:

  • Utilize personal transportation to pick up replacement parts and supplies.
  • Maintain a valid driverโ€™s license, car registration, and proper automobile insurance if driving a vehicle for business purposes.

Working Environment:

Constantly outdoors/indoors, in all weather conditions, often for extended periods of time, and in weather conditions that may make the environment uncomfortable (hot in summer, cold in winter).

Occasional exposure to paint fumes, solvent adhesives, etc. The employee must wear Personal Protective Equipment, rubber gloves, and eye protection when necessary. Occasional need to work in awkward, confining positions.

Safety Responsibilities:

Learn and ensure compliance with all company, local, state, and federal safety rules.

Ensures that unsafe conditions are corrected in a timely manner.

On-Call Rotation for after-hours emergencies will be shared among maintenance staff from sister properties or maintenance team members. Each propertyโ€™s maintenance employee is on call for a full week; the frequency depends on how many properties are on the rotation schedule.

Qualifications

Education: High School Diploma/GED required

Work Experience: 3+ years of prior maintenance experience required.

Licenses/Certifications: HVAC certification, CPO, valid driverโ€™s license with insurance required.
