Job description

Job Title: Industrial Maintenance Technicianย 

Department: Facilities

General Summary

ย 

Under the general supervision of the Manager of Facilities, the Industrial Maintenance Technician performs skilled maintenance, repair, and inspection work to ensure that the Authority facilities, grounds, and related equipment are safe, functional, and in compliance with applicable codes and regulations. This role supports daily transit operations by maintaining buildings, bus terminals, park-and-ride lots, and other Authority properties. The position works cooperatively with SMART management, employees, and contractors to ensure the quality and timeliness of facility maintenance efforts are acceptable to federal, state, and Authority standards.

Duties and Responsibilities

  • Assists in overseeing contractors used in minor construction projects such as; curb cuts, lead walks, door/gate repairs, electrical repairs and wiring, pump and motor replacement, roof repairs, plumbing, etc.ย 
  • Coordinates with Parts Department and/or Facilities Project Manager to care, store, and account for inventories used in activities. Recommends to supervisors to stock or re-stock needed materials, supplies, and equipment.ย 
  • Completes and maintains work orders, journals, reports, and other records as necessary to document, track, and otherwise control and assess the repair, maintenance, or replacement of all facilities and appurtenances.ย 
  • Daily drives Authority vehicles including transporting fellow workers, supplies, and equipment to and between various locations to perform facilities maintenance duties at all SMART facilities.
  • Prepares daily activity reports on the consumption of parts and materials, inventory control and purchasing of replacement supplies for Facilities Managers review and approval.
  • Maintain floors, parking lots, curbs, sidewalks and other paved or graveled areas by power and/or hand scrubbing, sweeping and vacuuming. Clearing tree limbs, brush, and other landscape issues away from Authority premises.ย 
  • Cleans and maintains storage cabinets, windows, doors, guard rails, and other fixtures. Empties trash dumpsters, recycling containers and scrap bins. Performs custodial services as needed or requested. Ensure restrooms are clean and stocked with necessary paper products, and repairs restroom appliances as needed.ย 
  • Performs maintenance and keeps records on fire prevention system (smoke alarms, sprinklers, extinguishers, hoses, etc.). Supervises preventive maintenance by subcontractors. Assists with the annual fire alarm and riser inspection.
  • Performs preventative maintenance and supervision and support for contaminated waste processing, storage, removal, and disposal. Cleans all primary and secondary waste containers at all SMART facilities.
  • Maintains the fleet fueling system(s) using preventative maintenance, record keeping, repairing or supervising the repair of fuel system meters, hoses, nozzles, underground tanks, valves, filters, pipes, pumps, etc.
  • Maintains water and sewer systems (plumbing, bathrooms, drains, meters, sinks, softeners, disposal and trench drains, bus washers, filters, sumps, etc.). Keeps records on repairs, cleaning, painting and ordering spare parts.
  • Coordinates the repair of time devices, including master clock, time clocks, time stamps, and regular wall clocks.
  • Provides effective interior and exterior lighting systems using preventative maintenance, repair, replacement, cleaning, upgrade and ordering parts for interior, exterior and emergency lights, ballasts, starters, lenses and fuses.
  • Oversee the maintenance of SMART lawns, shrubbery, groundcovers, flowers, plants, and trees at all locations.ย 
  • Removes snow and ice from buildings, sidewalks, boarding locations, and driveways. Uses salts and chemicals to control buildups of snow and ice. Services and maintain equipment used in snow/ice removal.
  • Repair/replace doors, gates, windows, glass, and facility appurtenances.
  • Performs semiskilled plumbing, electrical, mechanical, and carpentry duties as may be associated with minor repairs or improvements to facilities.


Knowledge, Skills & Abilities

  • High school diploma or GED; technical/vocational training in building maintenance or related trade preferred.
  • Minimum 3-5 years of experience in facilities or maintenance work, preferably in a transit or public sector environment.
  • Working knowledge of HVAC, plumbing, electrical, and general building systems.
  • Ability to read and interpret blueprints, schematics, and technical manuals.
  • Valid driverโ€™s license (CDL may be required depending on agency needs).
  • Ability to lift up to 50 lbs., climb ladders, and perform physically demanding tasks.
  • Strong problem-solving skills and ability to work independently or as part of a team.
  • Flexibility to work evenings, weekends, or respond to emergency call-ins as needed.


Working Conditions:

  • Indoor and outdoor environment; exposure to weather, noise, dust, chemicals, and moving equipment.
  • May require on-call availability for emergencies.
