Townhouse, Golf Course & Pool Maintenance Technician - Canyon Mesa Townhouse Association

Job Description

Position Summary

The Townhouse, Golf Course, & Pool Maintenance Technician is responsible for the maintenance, repair, and upkeep of community facilities, golf course grounds, irrigation systems, and swimming pool facilities. This position requires knowledge of building maintenance, landscaping, pool operations, equipment maintenance, and safe work practices. The technician reports directly to the Maintenance Superintendent and performs a variety of physical and technical tasks to ensure the safety, appearance, and functionality of Canyon Mesa's facilities and amenities.

Essential Duties and Responsibilities

Pool Maintenance and Operations

  • Test pool water chemistry, including pH, alkalinity, chlorine, and other required levels.
  • Safely handle, store, and apply pool chemicals to maintain sanitary and safe swimming conditions.
  • Skim debris, vacuum pool surfaces, brush walls, and clean skimmer and pump baskets.
  • Monitor, clean, and backwash filtration systems.
  • Inspect, troubleshoot, repair, and maintain pool equipment, including pumps, motors, heaters, filters, and related components.
  • Identify and repair minor leaks, cracks, plumbing issues, and damaged pool components.
  • Replace skimmer lids, drain covers, underwater lighting, and other pool-related fixtures.
  • Inspect pool decks, fences, gates, and surrounding areas to ensure compliance with safety standards and regulations.
  • Maintain accurate records of water testing, chemical usage, maintenance activities, and repairs.

Building and Facility Maintenance

  • Perform exterior repairs and maintenance of townhouses, common-area buildings, and community facilities.
  • Conduct stucco, wood surface, gutter, roofing, and painting repairs as needed.
  • Diagnose maintenance issues and recommend corrective actions.
  • Assist with clubhouse cleaning and general facility maintenance.

Golf Course and Grounds Maintenance

  • Mow greens, tees, fairways, roughs, and other turf areas.
  • Trim trees, shrubs, and landscape features.
  • Perform golf course aeration, debris removal, and general groundskeeping duties.
  • Remove trees and assist with landscape restoration projects.
  • Maintain the overall appearance and safety of golf course grounds and common areas.

Irrigation and Equipment Maintenance

  • Inspect, repair, install, and maintain irrigation systems and related components.
  • Repair and maintain bridges, golf course infrastructure, and community assets.
  • Operate, maintain, and service gas-powered and diesel-powered equipment, vehicles, and maintenance tools.
  • Perform preventative maintenance and minor repairs on equipment and machinery.

General Responsibilities

  • Use power tools, hand tools, and maintenance equipment safely and effectively.
  • Complete assigned work orders and maintenance projects in a timely manner.
  • Follow all safety procedures and company policies.
  • Perform moderate to heavy physical labor, including lifting, bending, crouching, climbing, and working outdoors in varying weather conditions.
  • Perform other duties as assigned by the Maintenance Superintendent.

Qualifications

Knowledge and Skills

  • Knowledge of pool water chemistry, pool systems, hydraulics, and equipment maintenance.
  • Understanding of landscaping, irrigation systems, turf management, and grounds maintenance.
  • Ability to diagnose and repair building, pool, irrigation, and equipment issues.
  • Experience operating power tools, hand tools, maintenance equipment, and landscaping machinery.
  • Strong troubleshooting, organizational, and record-keeping skills.

Physical Requirements

  • Ability to lift and carry 50 pounds or more.
  • Ability to stand, walk, bend, kneel, crouch, climb, and perform physically demanding tasks for extended periods.
  • Ability to work outdoors in varying weather conditions.

Licenses and Certifications

  • Valid driver's license required.
  • Certified Pool Operator (CPO) certification preferred or ability to obtain certification within a designated period.
  • Any applicable equipment operation certifications are a plus.

Reporting Relationship

Reports directly to the Maintenance Superintendent.
