Construction Project Manager

Leading competitive window and siding contractor seeks full-time, salaried Project Management.  Professional, positive attitude, and attention to detail with strong organizational skills.  The Project Manager’s primary responsibilities are supervising multiple projects, able to lead and supervise crew, read and understand plans, specifications, RFI’s, and submittals, ability to multi-task and provide projects on schedule while maintaining quality control and excellent company standards with a minimum 8-years construction field supervision and trade carpentry experience required.

Position Purpose:

Under general direction of the Director of Operations, the Project Manager is responsible for all aspects of project development--scope, budget, and schedule during the proper sequencing of planning, design, and construction. The incumbent must also have a commanding knowledge of project governance--regulations/policies (federal, state, local), process/procedures (building industry), and standards/best-practice.

Primary tasks

Responsibilities may vary from project to project; however, they include:

  • Responsible for overall field operations of a project from the standpoint of safety, quality control, scheduling, contracts, conformances to drawings, specifications, and customer relations.
  • Oversee projects from beginning to completion
  • Ensure projects are completed on time and within budget
  • Work with sub-contractors on quotes for projects that meet the specification documents
  • Provide labor costs
  • Communicate and provide project updates to clients and upper management
  • Ability to work independently and utilize value judgment without direct supervision.
  • Ensure conformance to contract scope of work, construction drawings and specifications
  • Line out and supervise internal construction crews daily to ensure work is conducted efficiently and accurately
  • Manage and supervise crews
  • Develop written schedules, provide 2-3-week outlooks for internal manpower management and to coordinate and schedule subcontractors
  • Perform quality-control and safety job walks
  • Implement company job-site safety program and ensure crew is in compliance at all times
  • Enforce company policies (behavior, punctuality, safety, etc.) and implement disciplinary action if necessary
  • Perform take-offs, assemble materials lists, and place orders
  • Review and provide cost coding for project payables (material and subcontractor invoices)
  • Obtain proposals
  • Manage job-site tools and equipment
  • Schedule and attend building inspections by local authorities
  • Maintain as-built plans
  • Perform internal punch walks, attend architectural punch walks and ensure resolution
  • Participate in the development of project estimates, and estimates for potential change order work
  • Participate in pre-construction activities – Develop logistical plans, sequencing plans, preliminary schedules, etc.
  • Understand project budgets and ensure conformance
  • Participate in the assembly of submittal packages
  • Attend Owner/Architect/Contractor progress meetings
  • Communicate to client via phone, email and in person
  • Review payment applications/invoices (receivables) for accuracy
  • Track the cost of Allowance work and/or Time and Material work for accurate reporting and invoicing
  • Fill out Daily logs, Manpower Logs, Work Logs
  • Draft RFI
  • Take project photos and organize them
  • Evaluate potential new hires for construction crew (carpenters, laborers, etc.)
