Financial Analyst, Investments & Portfolio Analytics

Waterstone Properties Group, Inc. is a privately owned, real estate development company with a portfolio of more than 7 million square feet across 50+ properties in the United States. The organization specializes in retail shopping centers, mixed-use developments, corporate headquarters and campuses, as well as medical facilities. Headquartered in Needham, Massachusetts.

The Financial Analyst, Investments & Portfolio Analytics will provide analytical and financial modeling support across the Capital Markets, Development, and Asset Management teams. This role is responsible for developing and maintaining complex financial models, supporting investment decisions, monitoring portfolio performance, preparing quarterly valuations, and assisting with budgeting, forecasting, and capital project analysis. The ideal candidate is highly analytical, detail-oriented, and passionate about commercial real estate investing.

Primary Responsibilities
  • Provide analytical support to the Capital Markets, Development, and Asset Management teams across portfolio management, development, capital improvements, leasing and other related capital markets initiatives.
  • Develop, maintain, and enhance complex Excel-based financial models supporting various teams to support strategic investment decisions.
  • Prepare and maintain development pro formas, discounted cash flow models, investment return analyses, sensitivity analyses, buy/sell/hold analyses, and internal valuation models.
  • Analyze leasing activity against approved business plans, including evaluation of leasing assumptions, tenant improvement costs, leasing commissions, downtime, rental rate changes, and projected investment returns.
  • Maintain and update ARGUS Enterprise models with current lease information, operating budgets, capital expenditures, market leasing assumptions, and approved business plans.
  • Prepare quarterly property valuations and portfolio performance analyses utilizing discounted cash flow and capitalization methodologies.
  • Assist with cash management, liquidity forecasting, debt reporting, and capital planning initiatives.
  • Perform ad hoc financial analyses, scenario modeling, and sensitivity analyses to support executive decision-making and investment committee presentations.
  • Support the annual operating budget and periodic forecasting process.
  • Support monitoring of operating performance against approved budgets and business plans, identifying variances and recommending corrective actions.
  • Analyze, monitor, and report on capital improvement projects, redevelopment initiatives, and tenant construction projects in coordination with Design & Construction and Asset/Property Management teams.
  • Develop reporting tools and dashboards to improve portfolio monitoring, investment performance measurement, and decision support.
  • Prepare presentation materials, financial summaries, and investment memoranda for senior management, financing partners, and investment committees.
  • Support financing transactions through preparation of lender underwriting materials, cash flow analyses, debt sizing models, and due diligence requests.
  • Identify opportunities to improve financial models, reporting processes, and analytical tools through automation and process enhancements.
Qualifications
  • Bachelor's degree in Finance, Real Estate, Accounting, Economics, or a related field.
  • 2-5 years of experience in commercial real estate finance, acquisitions, asset management, development, investment banking, valuation, or a related analytical role.
  • Experience underwriting commercial real estate investments across multiple asset classes, with retail experience preferred.
  • Strong understanding of real estate financial concepts, including discounted cash flow analysis, capitalization rates, IRR, NPV, debt sizing, and investment return metrics.

Required:

  • Advanced proficiency in Microsoft Excel, including sophisticated financial modeling and sensitivity analysis.
  • Strong working knowledge of ARGUS Enterprise.
  • Ability to work in office daily.
