Black & McDonald's Facilities Maintenance team is growing! If you are committed and collaborative professional looking to contribute to a hard-working, innovative team, this opportunity is for you. We're looking for great talent to join our growing team as a Building Operator. Duties and Responsibilities include but are not limited to:

  • Conduct routine property and site inspections and perform maintenance as required.
  • Complete preventive/demand maintenance tasks (chemical treatment maintenance, filter changes, belt replacement, lubrications, cleaning of utility rooms, maintenance of fire prevention systems, testing and inspecting equipment).
  • Inspect, operate, maintain and repair boilers, chillers, HVAC equipment, pumps, generators, uninterruptible power supplies, life safety system, etc.
  • Monitor electrical power distribution system, building automation system, and respond to alarms expeditiously and methodically.
  • Coordinate or Perform minor repairs: replace flush valves and faucets, clear toilets and drains, replace lamps, reset breakers, etc.
  • Ensure maximum energy efficiency, inspect/operate/maintain and repair mechanical/electrical systems and equipment (including boilers, chillers, HVAC equipment, pumps, generators, life safety system, etc.).
  • Ensure all equipment are operated in a safe and efficient manner and in compliance with all applicable government codes and regulations.
  • Utilize CMMS to demonstrate and document work performed on building assets and service to tenants
  • Order and maintain supply inventory
  • Oversee repair and maintenance tasks performed by sub-trades
  • Various cleaning tasks, as agreed upon and as time permits
  • Other tasks as agreed upon

EDUCATION REQUIREMENTS

  • Knowledge and understanding of HVAC, Plumbing, Electrical systems and BAS.
  • OSSD diploma
  • Building operator certificate or relevant trade certification (BES I/II, HVAC, electrical, stationary engineer, etc.)
  • Advanced building systems training (SMC or equivalent)
  • Health & safety compliance knowledge (OHSA, designated substances)
  • Optional but strong asset: Ontario Building Code-related training

WORK EXPERIENCE REQUIREMENTS

  • Building Operator with 5 years' facilities maintenance and operations experience.
  • Strong technical capabilities in building systems and equipment.
  • Supervisory or lead-hand experience is a strong asset, given the scope of systems and tenant interactions.
  • Experience operating and maintaining large, computerized commercial buildings, including HVAC, pumps, and airhandling systems.
  • Handson experience with mechanical, electrical, and HVAC systems, including troubleshooting and repairs.
  • Experience coordinating maintenance activities, managing work orders, and ensuring safety compliance.
  • Experience performing preventive and corrective maintenance, inspections, and seasonal operational routines.
  • Familiarity with Building Automation Systems (BAS) through prior handson building operations work.

SKILLS, ABILITIES, AND OTHER REQUIREMENTS

  • Excellent verbal and written communications skills required with ability to follow instructions both written and verbal.
