Vice President, Finance amp; Portfolio Management
Lead portfolio strategy. Evaluate complex real estate investments. Help shape informed investment decisions.
Shopoff Realty Investments is seeking an accomplished Vice President, Finance amp; Portfolio Management to provide strategic financial leadership across our diversified real estate investment platform.
This is a highly visible position for an experienced real estate finance leader who can move comfortably between detailed asset-level analysis and portfolio-level strategy. The Vice President will lead institutional-quality underwriting, portfolio reporting, land residual and valuation analysis, development modeling, joint-venture economics, waterfall modeling, and capital planning.
The successful candidate will bring strong commercial real estate knowledge, sound business judgment, advanced financial modeling capabilities, and the ability to turn complex financial and legal information into clear, decision-ready recommendations.

The Opportunity
Reporting to the Chief Operating Officer, the Vice President, Finance amp; Portfolio Management will provide leadership to the senior management and executive teams and will supervise direct reports. The position will partner with executives, investors, lenders, joint-venture partners, and teams across the organization to evaluate performance, identify risks and opportunities, and support strategic real estate decisions.

What You’ll Do
Portfolio Strategy and Performance
  • Lead financial and performance analysis for a diversified portfolio of real estate investments.
  • Evaluate land entitlement and development, ground-up construction, industrial, build-for-rent, multifamily, vacant land, and other real estate investments.
  • Analyze asset- and fund-level performance, cash flow projections, capital requirements, operating results, and portfolio trends.
  • Prepare executive-level dashboards and decision-ready reporting.
  • Support monthly and quarterly reporting, including financial and operating metrics, variance reporting, cash forecasting, and capital management.
  • Provide clear updates on portfolio performance, development milestones, entitlement status, capital needs, investment risks, and strategic initiatives.
Land Development and Entitlement
  • Evaluate land development and entitlement strategies, including land basis, residual value, cost-to-complete, timing, risk, and projected returns.
  • Develop and review land residual analyses, development pro formas, discounted cash flow models, and sensitivity and scenario analyses.
  • Analyze development budgets, infrastructure requirements, project schedules, absorption assumptions, pricing, and potential exit strategies.
  • Support decision-making related to hold, sell, develop, recapitalize, or refinance alternatives.
Underwriting, Valuation, and Capital Planning
  • Build, review, and challenge sophisticated acquisition, development, valuation, and portfolio models.
  • Analyze preferred returns, promotes, return hurdles, capital contributions, distributions, and multi-tier waterfalls.
  • Manage asset- and fund-level valuation processes in conjunction with annual audits.
  • Support due diligence, development financing, construction lending, recapitalizations, refinancings, and other capital events across the portfolio.
  • Prepare analysis that clearly communicates the financial impact, risks, and potential returns of proposed strategies.
Joint Ventures and Partnerships
  • Evaluate joint-venture and partnership structures, economics, and investment terms.
  • Review joint-venture agreements, partnership agreements, private placement memorandums, loan documents, purchase and sale agreements, development agreements, entitlement materials, appraisals, and other real estate documents.
  • Translate material legal, financial, and operating provisions into accurate Excel models, schedules, abstracts, and tracking tools.
  • Collaborate on reporting and communications for investors, lenders, joint-venture partners, and institutional stakeholders.
Leadership and Collaboration
  • Lead, mentor, and manage a team of analysts.
  • Delegate assignments, establish priorities, and manage workloads and deadlines.
  • Review and challenge the work of others to ensure accuracy, consistency, and sound analysis.
  • Facilitate collaborative brainstorming and problem-solving around complex real estate investments.
  • Develop team members through coaching, training, feedback, and thoughtful assignment of responsibilities.
  • Partner with Accounting, Real Estate, Investor Relations, and other departments to support cohesive portfolio-management strategies.
  • Help develop and implement policies, procedures, and best practices that improve reporting and cross-functional workflows.
What You’ll Bring
Required Experience
  • At least 10 years of experience in real estate asset management.
  • Commercial real estate financial accounting, reporting, and budgeting experience.
  • Five to 10 years of experience directly supervising internal employees or third-party professionals.
  • Experience delegating assignments, managing workloads, reviewing work product, developing employees, and addressing performance expectations.
  • Demonstrated land development and entitlement knowledge.
  • Strong experience with real estate underwriting, development pro formas, land residual analysis, and valuation modeling.
  • Experience analyzing joint-venture and partnership structures.
  • Advanced understanding of promotes, preferred returns, return hurdles, and multi-tier waterfalls.
  • Experience interpreting complex real estate financial reports, appraisals, investment documents, partnership agreements, and legal documents.
  • Ability to convert material legal and economic terms into accurate Excel-based analyses.
  • Expert-level Microsoft Excel proficiency.
  • Experience with Yardi or similar real estate accounting software.
  • Strong project-management skills and the ability to meet demanding deadlines.
  • Executive-level written, verbal, presentation, and interpersonal communication skills.
Education and Preferred Experience
  • Bachelor’s degree in Finance, Real Estate, Accounting, or a related area of study is preferred.
  • Financial planning and analysis experience is a plus.

Compensation
The anticipated salary range for this exempt position is $170,000 to $230,000 annually.
