Role Overview
The Assistant Vice President (AVP), Property Accounting, is a senior leadership role responsible for overseeing all accounting and financial reporting activities for a portfolio of Outpatient Medical properties. This position manages a team of approximately fifteen accounting professionals and ensures operational excellence across financial reporting, CAM setup and analysis, lease interpretation, internal controls, and collaboration with Property Management, Asset Management, Finance, and other departments. The AVP provides strategic direction, technical guidance, and process leadership to support accurate, timely, and compliant financial outcomes.
  • Oversee the month-end close process for assigned properties, ensuring timely and accurate financial statement delivery.
  • Lead, mentor, and develop a team of fifteen property accounting professionals, setting clear expectations, providing training, and ensuring consistent execution across offices.
  • Establish team goals, monitor performance, and provide coaching to drive accuracy, accountability, and continuous improvement.
  • Oversee workload allocation, prioritization of deadlines, and resolution of escalated issues.
  • Champion process standardization, documentation, and ongoing optimization across the team.
  • Review and approve journal entries, general ledger activity, bank reconciliations, and balance sheet schedules.
  • Ensure compliance with internal accounting policies, SOX requirements, and company procedures.
  • Review financial statements for variances, errors, and unusual activity; provide high-quality explanations and corrective actions.
  • Provide expert oversight of CAM setup in Yardi, ensuring alignment with lease terms, expense pools, caps/stops, exclusions, and allocation methodologies.
  • Review and approve annual CAM reconciliations and tenant billings; resolve complex or disputed items with Property Management and Legal.
  • Lead cross-functional collaboration with Property Management teams to refine budgeting, forecasting, and billing processes for operating expenses and recoveries.
  • Identify opportunities to improve CAM setup efficiency, accuracy, and automation.
  • Interpret and advise on complex lease language related to rent structures, recoveries, reimbursements, escalations, and obligations.
  • Review lease abstracts and coordinate corrections or clarifications with Lease Administration.
  • Assist in the set up and transitions of properties which may include loading beginning balance information, sales pro-ratio calculations, and closing entries.
  • Establish resolution plans for escalated tenant issues, partnering with teams to determine appropriate contacts and actions.
  • Review AR aging to identify delinquencies, potential write-offs, and risk areas to escalate to leadership
  • Review and approve invoice coding, ensuring proper expense account treatment and alignment with budget and policy.
  • Provide guidance on reclasses, accruals, and corrections needed for proper financial representation.
  • Partner with AP to drive consistency and reduce coding errors.
  • Analyze variances between actual, budgeted, and forecasted results; communicate key drivers to management.
  • Serve as the primary financial partner to Property Management and other operational leaders.
  • Independently respond to financial questions from various departments, providing clear, actionable guidance.
  • Communicate complex accounting issues to operational teams in a clear, understandable manner.
Assumes additional responsibilities as requested.
Position Requirements
  • Bachelor's degree in Accounting or directly related field required.
  • 10+ years of experience with at least 5 years in property accounting with increasing responsibility.
  • Demonstrated ability to lead and develop accounting teams.
  • Strong understanding of GAAP.
  • Strong proficiency in Yardi or similar real estate accounting systems.
  • Advanced knowledge of CAM setup, reconciliations, and real estate lease interpretation.
  • Excellent analytical, communication, and problem-solving skills.
  • Ability to manage multiple deadlines and work independently in a fast-paced environment.
  • Proficient knowledge of Microsoft applications (Excel, Word, and Outlook).
