A fast-growing commercial HVAC contractor — backed by 15+ years of institutional home and facility services experience — is now building the leadership team to scale. The company operates across multifamily, institutional, retail, industrial, and hospitality property types, serving large portfolio operators across the Southeast and nationally. Work is won on technical depth: engineered scopes, proactive electrical coordination, energy analysis — proposals that hold up under scrutiny where competitors fall short. This role is the No. 2 seat. The founder leads sales and owns client relationships; you own everything that makes the sale credible and the project successful.

  • Anticipate $140K-$170K, based on experience
  • Performance bonus (up to 20%) + % of gross profits on sourced/sold projects

Overview:

  • Walk commercial properties, evaluate existing mechanical systems, and develop defensible scopes and proposals across HVAC, roofing, electrical, and controls — across a range of property types including multifamily, institutional housing, retail, industrial, and hospitality
  • Serve as the technical authority in client meetings alongside the founder: help shape proposals around what properties actually need, support walkthroughs, and handle technical objections with credibility
  • Build and manage a vetted sub-contractor bench nationally — recruit, qualify, and grow relationships with installation and specialty subs in markets where the company operates
  • Own project delivery from signed contract through closeout: define scope packages for subs, lead kickoffs, monitor execution, and resolve issues before they escalate
  • Develop and codify operating infrastructure — SOPs, sub agreements, scope templates, QA processes, and AI-augmented workflows — that allow a lean team to deliver at a high level
  • Contribute to business development: warm referrals, vertical-specific outreach, trade association relationships, and repeat-client expansion
  • Build the team over time: as the division grows, hire and develop estimators, project managers, and account managers at a pace that keeps quality high

Preferred Skills/Experiences:

  • 10+ years in commercial mechanical contracting with hands-on installation and project ownership experience across a wide range of system types — rooftop units, splits, VRF/VRV, chillers (air-cooled and water-cooled), cooling towers, boilers, controls/BAS, ductwork, and hydronics
  • Deep pre-construction and estimating experience — ability to walk an existing building, evaluate equipment age and condition, identify scope, and produce a number that wins and holds
  • Experience across varied commercial property types: multifamily/institutional housing (student, senior, affordable, government), office, retail, industrial, hospitality, healthcare, and education
  • Sub-contractor management experience — vetting, directing, and holding subs accountable across geographies
  • Demonstrated project management ownership on multi-million-dollar mechanical projects from sold to closeout
  • Comfortable in a co-selling role alongside executive leadership; able to hold a credible conversation with property managers, GCs, facilities directors, and institutional asset managers
  • Tech-forward approach — active user of AI tools, modern estimating or takeoff platforms, and proposal software to multiply output and proposal quality
  • Builder orientation — energized by an undefined opportunity and a clean slate, not dependent on existing processes or inherited structure
  • Florida driver's license, clean record, comfortable on rooftops and in active mechanical spaces
  • Florida CMC or equivalent mechanical contractor license strongly preferred
