Assistant Controller – Joint Ventures

Compensation: $130K–$150K base + bonus

Assistant Controller Overview

A well-established real estate company is seeking an Assistant Controller to join its corporate accounting team. Reporting directly to the VP, Controller, this individual will play a key leadership role with primary responsibility for joint venture accounting, financial reporting, and compliance.

The Assistant Controller will work closely with internal leadership and external JV partners to ensure accurate accounting, timely reporting, and compliance with partnership agreements and GAAP. The role will also have exposure to broader corporate accounting initiatives, including debt and notes receivable, budgeting and forecasting, audit, internal controls, and management reporting.

Assistant Controller Key Responsibilities

  • Oversee accounting activities for real estate joint ventures, including equity method accounting, consolidation considerations, and partner allocations.
  • Partner with internal stakeholders and external JV partners to ensure accurate and timely financial reporting.
  • Assist with the preparation of GAAP-compliant financial statements and management reporting packages.
  • Lead the annual budgeting and forecasting process, partnering with business leaders across the organization.
  • Review monthly actual results against budget and prior year, identifying key trends, variances, and areas of concern.
  • Serve as a key liaison with external auditors, preparing schedules and supporting documentation for the annual audit.
  • Oversee accounting for debt and notes receivable, including transaction recording, agreement review, financial statement presentation, and disclosures.
  • Maintain and strengthen accounting policies, procedures, documentation, and internal controls.
  • Collaborate cross-functionally with Finance, Asset Management, Legal, and other departments on strategic and operational projects.
  • Review work performed by accounting team members to ensure accuracy, completeness, and compliance with accounting standards.
  • Coach and develop accounting staff through ongoing feedback, training, and knowledge sharing.

Assistant Controller Qualifications

  • Bachelor’s degree in Accounting required
  • CPA required
  • 7-10 years of progressive accounting experience
  • Public accounting experience required
  • Strong knowledge of GAAP, equity method accounting, consolidations, financial reporting, and audit
  • Advanced proficiency in Microsoft Excel
  • Ability to communicate effectively with senior leadership, external partners, auditors, and cross-functional teams
